Homes for rent in Khezama

11 listings found

Khezama is the neighbourhood where people moving to Sousse for work often end up looking. It stretches between the city centre and Sahloul, cut in two by the main road heading north: Khezama East slopes down towards the sea and the hotel zone, Khezama West rises inland and is more residential. You live a few minutes from everything, without the constant noise of the centre.

This page gathers what is for rent in Khezama to live in: studios, flats, villa floors, sometimes a whole house. Private owners and agencies post their listings, and you call the advertiser with no middleman. To widen the search to Bou Jaafar and the rest of the centre, see the homes to rent in the Sousse Medina delegation.

A villa neighbourhood that filled up with blocks

The original Khezama is made of villa subdivisions on one or two levels, built by Sousse families from the 1980s onwards. Many were extended in stages, and the upper floor is now let with its own entrance while the owners live on the ground floor. Residences of four to six storeys came later, mostly on the east side, with a lift, parking and building management.

This double origin shows in the listings. A villa floor often offers more space and a terrace, with an owner next door keeping an eye on water use and visitors. A residence flat costs more but leaves you more independence. Those who want only the second type will find the flats to rent in Khezama on a dedicated page.

Who rents in Khezama, and at what price

Year-round tenants are mostly couples and families working in the centre, in Sahloul or in the private clinics nearby, and managers posted to Sousse for a few years. Junior doctors and physicians at Sahloul University Hospital appreciate the short distance, as do call centre staff who work nights and want to get home quickly.

For small units, the most frequent search is still studio to rent khezama sousse, and it is also the property that goes fastest. An unfurnished studio rarely exceeds 550 DT, a one-bedroom flat often rents for between 600 and 900 DT depending on the building, and two-bedroom flats climb as you get closer to the sea. Overall, Khezama rents a notch above Bou Jaafar and the Medina, and a little below Sahloul for the newest residences.

Summer season and yearly lets

The nearby beaches and hotels weigh on the market. From May, some owners in Khezama East prefer to let by the month or the week to families back from abroad and visitors from elsewhere in the Maghreb. Yearly supply then tightens, before building up again at the end of the summer. Looking for a long-term home between September and December gives you more choice and more room to negotiate.

On the west side, the season is felt less. Villa floors there stay let all year, and that is often where a family finds three bedrooms for the price of a two-bedroom flat by the sea. Local shops, bakeries and grocery stores are found on both sides; for the Sahel metro and the railway station, you have to go down towards the centre.

Before signing

Ask for a written, registered contract, which you will need for school enrolment, the bank or a residence permit. For a villa floor, have it stated whether the water and electricity meters are separate from the ground floor's: it is the most common source of conflict. In a residence, ask how much the building management fee is and what it covers: caretaking, the lift, cleaning of common areas. A deposit of one or two months is customary; an advance of several months' rent is open to discussion. Finally, test the water pressure on the upper floors during the viewing: in summer, some streets in Khezama run short in the afternoon.
