Port El Kantaoui is not a district that grew on its own. The resort was designed in one go, north of Hammam Sousse, around a marina, a golf course and a belt of hotels, with its white houses, arcades and pedestrian lanes. Residences and villas were later added further back, and a year-round population settled alongside the holidaymakers. On one side, owners who let by the week or the fortnight from June to September, at holiday rates. On the other, those who prefer a stable tenant, all year or from October to May, at a rent that comes back down towards the level of the rest of the delegation. In winter, the resort changes face. Some restaurants close, the marina quietens down, and you mostly meet year-round residents, retirees and a few families. It is pleasant for anyone who likes silence and the sea within walking distance, less so for someone who needs a lively daily life. Schools, supermarkets and government offices are in Hammam Sousse, Sahloul or Sousse: a car is close to essential.

People who work at the hospital or in the clinics often weigh it against accommodation to rent in Sahloul, closer to work and less dependent on the seasons, but without the sea at the end of the street.

A lease that also holds in summer

The classic trap is a winter let presented as a yearly rental: the owner takes the home back in June to let it to holidaymakers. Have the exact term written into the contract, twelve months if that is what you want, and have it registered. Also ask who pays the residence charges, pool and security included, and attach the furniture inventory to the lease. The deposit should not exceed one or two months' rent.
