Looking for a rental in Beni Khiar most often means looking for something cheaper than Nabeul without moving away from it. The delegation is joined onto the town: the Beni Khiar estates run on from those of Dar Chaabane, and someone working in Nabeul's hotels, factories or administration lives ten minutes from work. Add El Maamoura, where holiday homes are let by the month in summer and sometimes by the year the rest of the time, and Somaa, more rural and almost absent from listings.
This page gathers everything let to live in across the delegation: whole houses, villa floors, apartments in small developments, studios. On Houni, most listings come from private owners, people letting a floor above their own home or a house they no longer live in, and you call them directly. To widen the search to Nabeul, Dar Chaabane or Korba, the page of rentals in the Nabeul governorate shows the whole supply at once.
The search for a yearly rental in Beni Khiar is far from trivial: here, the word "yearly" separates the tenant settling in from the holidaymaker. On the Cap Bon coast, many owners prefer to let by the week or the month between June and September, then leave the house shut. Others accept a yearly lease, usually at a monthly rent well below the summer rate, provided they find a reliable tenant before the start of the school year.
The result: yearly rental listings mostly come out between September and November, when the summer visitors have gone and the owner prefers a regular rent to an empty house. A tenant searching in July finds little, and almost nothing in El Maamoura. Conversely, September offers the most choice and the most reasonable rents. If you are only looking for a house to rent in Beni Khiar, the page of houses to rent in Beni Khiar details the sectors and rents.
The town house or villa floor dominates. In the estates between Beni Khiar and Nabeul, an S+2 (two bedrooms plus a living room) on the upper floor of a family house, with its own entrance and sometimes a terrace, is the typical home of a young couple or a family working in Nabeul. Rents there stay below central Nabeul for an equivalent area, and owners usually ask for one or two months' deposit.
The studio to rent in Beni Khiar and the S+1 are rarer and in high demand: students from Nabeul's higher institutes, seasonal hotel workers, young teachers posted to Cap Bon. They are found in the town, in a few buildings along the main road, and in El Maamoura in holiday developments whose owners let by the month out of season. A furnished studio in El Maamoura between October and May often costs less than an unfurnished one in Nabeul, but the lease ends in June. For apartments only, the page apartments for rent in Beni Khiar is short but kept up to date.
Finally, the large emigrants' villas of El Maamoura are sometimes let by the year to families or to foreign managers working in Nabeul's hotels or industry: higher rents, a garden, but a house designed for summer, not always well insulated in January.
In a delegation where most landlords are private individuals, a written contract is not always offered spontaneously. Ask for one: a registered lease protects the tenant over its term and for the return of the deposit. State in writing whether the let is yearly or monthly, and on what date the owner may take the house back for the summer, the most frequent cause of disputes in El Maamoura.
Check the meters too. On a villa floor, water and electricity are often shared with the owner's ground floor, with a monthly flat fee added to the rent; a separate meter is better. Finally, if you come from outside Cap Bon, visit on a weekday evening in winter: some streets in the recent estates are still waiting for their lighting and their paving, and that matters day to day.
