Fifteen minutes by train between Rades station and Tunis Ville, with no traffic jam and no parking space to hunt for: that is the argument that has held up the Rades rental market for years. The town is hemmed in by the port, the Meliane river and the sebkha, which limits new building and keeps demand steady on what already exists.
Renting in Rades in fact covers several very different products: the student studio near the ISET, the family S+2 (two bedrooms plus a living room) in a Rades Meliane development, the villa floor in Rades Foret, the town house a step away from the souk. On houni.tn all of them sit on one page, with the direct contact of the owner or the agency who posted the listing.
Rades Ville, Rades Meliane, Rades Foret
Rades Ville, around the station avenue, the market and the old medina, is still the cheapest part of town. Older buildings, flats that can be dark, but everything within walking distance. Mongi Slim and Taieb Mhiri run straight on from it and are more residential.
Rades Meliane, on the river and motorway side, was built later: developments with a garage and a lift, a few villas, a population of managers and young couples. It costs a little more than the town centre, but new build is far more common there, as the apartments to rent in Rades show.
Rades Foret and Chouchet Rades spread out between the Olympic stadium, the sports complex and the woods. This is villa-floor country, with gardens and quiet streets, and it is where the houses and villas to rent in Rades are concentrated. The downside: you need a car, or you accept a good fifteen-minute walk to the train.
The rents you actually see in the listings
The figures shift with every September intake, but the published listings give a reliable picture. A decent studio or S+1 most often goes for 450 to 700 DT. An S+2 in a recent Rades Meliane development runs around 700 to 1,000 DT. For a villa floor or a whole house in Rades Foret, it is rare to find anything below 1,100 DT, and a good deal more if the garden is large or the property comes furnished.
Monthly furnished lets do exist, mainly near the station and the Olympic city, but they stay a minority: Rades is a town where people live, not a place people pass through.
Look at the map before you book the viewing
Look at a map before you arrange to meet. The GP1 road and the railway cut the town in two, and a flat described as five minutes from the station may mean crossing the road bridge on foot. View on a weekday around 6 pm if you can: that is the hour when you can judge road noise, how hard it is to park, and the real walking time to the train.
Rades Meliane is the right compromise if you take the train every day; Rades Foret wins if you have a car and children. The centre suits anyone whose first concern is a small rent.
Searching more precisely
This page deliberately mixes every type of property. And if Rades is too expensive or too full, the rentals across the whole Ben Arous governorate widen the choice towards Ezzahra, Megrine or Mourouj, on the same train or metro line.
