Looking for somewhere to rent in Mornag means not being too fussy about the type of property. Depending on the moment, the listing that fits your budget will be a villa floor in Khelidia, a house with a courtyard in the town or an S+2 (two bedrooms plus a living room) in a small new block. This page brings all of that together: flats, houses and floors across the whole delegation, from the edge of El Mourouj out to the farms of Djebel Ressas.
The supply is thin. There are very few listings online, posted by private owners, and the local market still works largely through neighbours and signs on the front of houses. Renting in Mornag through Houni has the advantage of being out in the open: photos, the rent shown, direct contact with the owner. To see more offers, all the accommodation to rent in the Ben Arous governorate also covers Fouchana, Mohamedia, Hammam Lif and Radès.
Who rents in Mornag, and why
The first group is Greater Tunis families who can no longer find anything affordable in El Mourouj or Ben Arous and will accept a few more kilometres for more space. Next come civil servants and teachers posted to the delegation, often for a year or two, and people working on the farms, at the wine cellars and in businesses in the southern suburbs. Lastly, newly married couples are happy to rent the floor of a neighbour's family house while they wait to build.
Each wants something different. A family wants a courtyard and at least two bedrooms; a teacher on a posting will make do with an S+1 near the centre; a couple working towards Tunis looks first at the commute. Cheap accommodation in Mornag does exist, but it is rarely in a new building.
The delegation also has the advantage of being close to things. By road you reach El Mourouj, Ben Arous or Hammam Lif without crossing central Tunis, and louages (shared taxis) link the town to the stations of the southern suburbs. For anyone working in the Ben Arous or Mghira business parks, a home to rent in Mornag is a realistic option, as long as you accept transport times less flexible than in the city.
Three sectors, three feels
Khelidia is the liveliest sector: recent estates, houses with an upper floor, a few blocks, a neighbourhood life still taking shape. Renting in Khelidia mostly means villa floors and recently built flats, with rents creeping up.
The town of Mornag keeps its old centre, its shops, its market and its services. What gets let there is mostly older town houses, sometimes renovated, and flats above the shops. It is the right choice without a car.
Essalem and Djebel Ressas are still rural: family houses among the olive trees, self-contained floors, sometimes a small house on a farm. Renting in Djebel Ressas gives you quiet and mountain air, but you need a car and a proper look at the access in winter. Those who would rather have a whole property with a garden can go straight to the houses to rent in Mornag.
Season, rents, lease
Listings come out mainly between late July and September, before the school year. Winter is quieter, and that is often when an owner will agree to negotiate a rent that has found no taker. Levels stay below those of the southern suburbs for the same floor area, but the gap between a new floor in Khelidia and an old house in the town is real.
For a yearly rental in Mornag, insist on a written lease, registered at the tax office, setting the term, the deposit and how the rent is reviewed. Do a dated check-in inventory with photos. Ask whether the water and electricity meters are individual, a frequent source of dispute in houses shared by two families. For a flat only, the selection of apartments to rent in Mornag is more targeted.
