Hammam Chatt lives two seasons. From June to September, furnished homes let by the week to families from Tunis who want the beach without driving to Hammamet, and rents double. The rest of the year the town goes back to what it really is: the peaceful terminus of the southern suburban train line, with year round tenants who work at the Borj Cédria technopark, in Hammam Lif or in Tunis.

That double rhythm explains the listings: plenty of summer lets, but also a real market of S+2 flats (two bedrooms plus a living room, the way homes are counted here) and houses on twelve month leases, often cheaper than Ezzahra or Radès for the same floor area. On houni.tn, this page brings together everything for rent in the delegation, from studios to villas.

Hammam Chatt centre, Bir El Bey, Borj Cédria

The centre of Hammam Chatt, between the station and the beach, lines up three and four storey blocks and houses with roof terraces. It is the most sought after sector for a year round rental: shops, schools, cafés on the seafront, the train five minutes away. To see only the residences and the S+2 units in the area, go through apartments to rent in Hammam Chatt.

Bir El Bey, on the Hammam Lif boundary, is the district of seafront villas and former holiday homes turned into rentals. Prices are higher and properties larger; for those villas and villa floors, go through houses to rent in Hammam Chatt.

Borj Cédria, further south, has changed face with the technopark, the research centres working on water and energy, and the old hotel zone put to new use. Renting in Borj Cédria now attracts researchers, engineers and teachers looking for a decent S+1 or S+2 near the end of the train line rather than a holiday flat.

Yearly rents and summer rents

On a twelve month lease, listings put an S+1 between 400 and 600 DT, an S+2 between 550 and 850 DT, and a house or a villa floor with a terrace between 800 and 1,300 DT, depending on the distance to the beach. Bir El Bey costs more, Borj Cédria a little less.

Summer changes everything: a furnished S+2 two streets from the sea commonly goes for 100 to 200 DT a night in July and August, and many owners prefer that to a year long lease. If you are after a permanent home, aim for October to April: supply is wider and owners more flexible.

What is worth knowing before you move in

The train is the area's strong point, but check the real time of the last departure from Tunis in the evening, which is earlier than people assume. Without a car, Borj Cédria is more isolated than the centre of Hammam Chatt once night falls. Look at damp too: ground floor flats near the beach suffer in winter, and a south facing apartment on the second floor is often worth the 50 DT difference.

For a couple working at the technopark, Borj Cédria on a yearly lease is a good deal; for a family who want the beach every day and the train, the centre of Hammam Chatt remains more practical.

Further up the train line

If you are willing to go further up the line, rentals across the Ben Arous governorate add Hammam Lif, Ezzahra and Radès.
