Sharing a whole house does not attract the same people as a shared apartment. Those looking for a house to share are often groups that are already formed: a team of seasonal workers hired by the same hotel, workers from a building site or a factory, pickers who have come for the citrus harvest, four or five students who prefer a courtyard and separate rooms to a cramped apartment.
In Nabeul governorate, this kind of supply exists because houses make up by far the largest share of the housing stock as soon as you leave the centre of the big towns. The listings are posted by owners and by groups looking to fill a place; you call the advertiser directly. They remain few in number and tend to appear at the start of the working seasons.
Why a house rather than an apartment
A house offers what an apartment in a residence rarely does: more rooms, a courtyard or a terrace, space to park a work vehicle, and neighbours less bothered by comings and goings at odd hours. For a team that finishes its shift at midnight or heads to the fields at dawn, that matters. The rent, split between five or six people, often works out cheaper per head than a place in an apartment in the centre.
The villa floor is a common variant. The owner lives on the ground floor and lets the upper floor to a group, with a separate entrance. The setting is more closely watched, which reassures some students' parents and bothers others. Have it spelled out what is shared: the courtyard, the roof terrace, the washing machine, the parking, and at what times.
Where these houses are in the governorate
In Nabeul town, shared houses are mainly in the outlying estates and towards Bir Challouf, where it is easier to rent as a group than in the centre; the page for shared houses in Nabeul town details this supply. Around Hammamet, Bir Bouregba and the inland part of the delegation house some of the seasonal workers, at a reasonable distance from the hotels.
The farming interior has its own demand. In Menzel Bouzelfa, Beni Khalled or Bou Argoub during the citrus harvest, in Korba and Menzel Temime for market gardening, farmers or groups of workers rent a house for a few weeks or a few months. Grombalia and Soliman, with their industrial zones, take in building site or factory crews who share a home for the length of a contract.
Lease, splitting costs and neighbours
With a house let to a group, the question of who holds the lease becomes central. The simplest is for one person to sign and the others to pay them their share, but it is also the most fragile: if that person leaves, the group can lose the home. Where possible, have every name on the contract, or at least an appended list signed by the owner.
Set out in writing each person's share of the rent, the deposit and the bills. In a house, water and electricity climb fast with six occupants, especially in summer with air conditioning; plan a meter reading when you move in. Talk about the neighbours too: in family neighbourhoods, a group of young people is all the better received when the rules have been laid down with the owner from the start.
Finally, check the real condition of the house: the roof, damp, wiring able to handle several appliances, a water heater big enough for several showers. Older houses let to groups are sometimes poorly maintained. Go round every room before signing, and note any defects in writing, with dated photos, so you do not pay for them when you hand back the keys and recover the deposit.
Other options in the governorate
If the group is down to two or three people, an apartment is often enough: shared flats in Nabeul governorate cover this arrangement. For a group that would rather rent a whole house on a standard lease, the houses for rent in the governorate offer more choice. And to compare with other regions, shared houses across Tunisia remain open to you.
