Kairouan is a university town, and every September students arrive from Sidi Bouzid, Kasserine, Siliana, the Sahel or Greater Tunis to join the faculties and institutes of the University of Kairouan. Few of them get a place in a hall of residence, and most end up sharing an apartment three or four together. Shared flats in Kairouan are largely found in the Kairouan Nord delegation, in El Aghalba, Jeblia Nord, Jeblia Sud or Keblia Nord.
This page brings together listings for rooms and free places in shared apartments, posted by owners or by the flatmates themselves. Supply varies and depends heavily on the academic calendar. To widen the search, the shared flats in the Kairouan governorate are gathered on one page.
How student flatsharing works in Kairouan
The classic pattern: an owner lets an S+2 or S+3, often a house floor, to a group of students of the same sex. The lease is in the name of one or two of them, the others chip in for the rent. Owners prefer letting to groups already formed, and many state in the listing "girls only" or "boys only". Respect that: in a town where the owner often lives on the ground floor, it is a condition that is not up for discussion.
The apartment is generally let with basic furniture: beds, a wardrobe per room, a table, a kitchen with gas and a fridge. Heating and air conditioning are rarely provided, and people make do with a small electric heater in winter.
The rent is split per person, and the STEG and SONEDE bills are shared separately. A well run flatshare costs far less than a studio on your own, which explains its success with students on grants. Still, keep a small reserve for the winter months, when the electricity bill climbs with the extra heaters, and for the summer if you keep the apartment during the holidays.
Choosing your district and your apartment
The number one criterion is the journey to your institute. Students at the higher institute of computer science, the faculty of letters or the town's other institutes compare journey times by bus or on foot. An apartment twenty minutes' walk away, with a bakery and a grocer on the corner, is worth more than a roomier but isolated home.
Check the number of real bedrooms: a living room turned into a bedroom does not make a bedroom, and living four to an S+2 quickly gets hard. Count the windows, the bathroom ventilation, and the quality of the internet connection if you revise at home. For young workers, contract teachers or health staff, the search can extend to rooms in family homes: the page on flatsharing in Kairouan Nord also covers shared houses.
Timing and rules to set from the start
Places come free in June, at the end of exams, and fill up in August and September. Those arriving after mid September often have to settle for a place in an apartment already occupied, or a room far away. A second wave comes in January and February, at the change of semester, when some students leave for internships.
Before moving in, put what was agreed in writing: each person's share of the rent, the advance paid to the owner, how the bills are split, the commitment period. An inventory signed with the owner protects the whole group when handing back the apartment. If someone leaves mid year, agree on who finds the replacement.
Meet the flatmates before committing, even briefly: hours, cooking habits, visitors, work rhythm. A flatshare goes well when the rules are clear from day one. And for a student who would rather live alone, the homes to rent in Kairouan Nord include studios and small apartments.
