A room for rent in Ben Arous is more often found in a house than in an apartment complex. The governorate was built in houses of one or two storeys, and many families let out a room that has fallen empty, or divide a floor into rooms for students, interns or workers from other regions who come to work in the industrial zones of the southern suburbs. This page brings all these options together, from a room in a family home to a shared flat.
Listings are posted by owners or by occupants looking for someone, and you reach them directly. Supply changes from week to week and stays richer in the towns close to Tunis, around the stations and metro stops, than in the farming south of the governorate.
Three options, three ways of living
A room in a family home is the most widespread and the cheapest. You rent a furnished room, with use of the bathroom and sometimes the kitchen, from a family that sets its own rules: hours, visitors, the kind of tenant wanted, often stated in the listing. The price, water and electricity often included, stays modest and rarely goes above 300 DT a month.
The shared floor is the typical option of the southern suburbs: a self-contained level of a house, with its own entrance and sometimes its own terrace, let to two or three people while the owner lives downstairs. You gain privacy compared with a room in a family home, and lighter bills than in a residential complex. Finally, a shared flat in an apartment building suits those who want a lift, parking and a life without the owner under the same roof; it has its own page, shared flats in the governorate.
Where to look for your profile
A worker or technician employed in an industrial zone will look near the site: Ben Arous Ouest, Sidi Rezig, Bir El Kassaa. The rooms and flatshares in Ben Arous town offer the widest range, from the old houses of Sidi Ben Arous to the floors of Cité El Iskane, which many people search for by that name. A student at the ISET in Radès or at the Borj Cédria institutions will look at Radès and the coast, where the rooms for rent in Radès are mostly near the station.
For those who work in Tunis itself, Mégrine is the shortest compromise: flatsharing in Mégrine ranges from a room in a villa in Mégrine Riadh to simple rooms in Sidi Rezig. El Mourouj and La Nouvelle Médina, both very residential, mostly offer rooms in family homes, while Fouchana and Mornag have low rents for anyone willing to accept a longer commute.
Seasonal workers and the coast in summer
Hammam Lif, Ezzahra and Hammam Chatt run to their own rhythm. In summer, owners let by the week or the month to holidaymakers, and year-round rooms by the sea become scarce. Conversely, a few coastal houses are let by the room from October to May, at gentler prices, before their summer occupants return. If you are coming for a seasonal contract, look early and ask clearly for the move-out date. A year-round tenant, for their part, should be wary of an autumn offer that says nothing about June.
The same caution applies to rooms offered by the day or the week inland, around the industrial zones. They help out an employee on assignment or a temp worker, but their price worked out per month quickly exceeds that of a year-round room. As soon as your contract is extended, negotiate a monthly rent with the same owner or look elsewhere.
Before you pay anything
Visit in daylight and meet the people you will share the bathroom with. Look at the water heater, the damp on ground-floor walls, common in older houses, and the state of the shared kitchen. Ask whether the room is furnished, what the rent covers and what is paid separately.
Put the rent, the deposit, the notice period and the house rules in writing. Even for a room in a family home, a signed agreement avoids misunderstandings when you leave. And when the time comes to take a place of your own, accommodation for rent in the governorate covers houses, house floors and flats.
