Offices and shops for sale in Ariana

12 listings found

Buying the premises of a shop or an office in the governorate of Ariana follows two logics. There is the established professional, a doctor, pharmacist, accountant or shopkeeper, who has been paying rent for years and would rather repay a loan than depend on a landlord. And there is the investor, often a private individual, who puts savings into let premises hoping for steadier income than from a flat.

Listings are posted by owners, by developers selling off the ground floors of their residential buildings, and by agencies. You deal with them directly. Supply varies from week to week: richer in Ariana Ville and Soukra, scarce and often offline in working-class neighbourhoods, where shops change hands between traders who know each other.

Ennasr and central Ariana: locations that come at a price

Ariana Ville remains the reference market. In Ennasr, buyers mostly acquire upper-floor offices, often former flats, and a few shopfronts on main avenues that rank among the most expensive business properties in the governorate. Medical and paramedical practices are numerous there, which supports resale. Central Ariana and the Menzah offer smaller shops in older buildings, but with steady foot traffic. The offices and shops for sale in Ariana Ville show this variety.

In these neighbourhoods, premises already let to a reliable tenant sell for more than empty ones, and that makes sense: the buyer takes over an income. Ask for the current lease, the payment history and the date of the next rent review. For an upper-floor office, the lift, parking and the condition of the common areas weigh as much as the floor area: a practice that elderly patients cannot reach resells poorly, even in Ennasr.

Soukra: buying off-plan or in a completed building

In Soukra, much of the supply comes from developers. The residential complexes of Chotrana, Ennasim and the surroundings of Borj Louzir have commercial ground floors sold off-plan or delivered as bare shells. The entry price is lower than in Ennasr, but the customer base depends on how full the upper floors are and on the surrounding neighbourhood. Premises bought in a half-empty building can stay without a tenant for months. The premises for sale in Soukra give an idea of the sizes and locations.

Raoued is following the same path, later. Its first neighbourhood shops sell at gentler prices, and the proximity of El Ghazala raises hopes of demand for offices that remains, for now, limited.

Ettadhamen, Mnihla and the north: the neighbourhood shop

In Cité Ettadhamen and El Mnihla, the business property market lies in the ground floors of multi-storey houses: grocers, workshops, hardware stores, phone shops. Buyers rarely acquire an office, almost always a shop, on its own or with the house above. Prices follow footfall, and a shop on a busy shopping street is worth several times one on a residential lane. The page for premises for sale in Cité Ettadhamen describes these situations well.

In Sidi Thabet and Kalaat El Andalous, sales mostly involve hangars, depots or premises linked to farming, with ground space and access for lorries. The business properties for sale in Sidi Thabet are few but appeal to companies wanting to get away from prices in the south.

Title deed, co-ownership and sitting tenant

Before signing, check the land title or the registered deed of sale, the building permit and whether commercial use is compliant. In a residential building, read the co-ownership rules: some activities are banned, such as restaurants with smoke extraction, and an office open to the public may run into the building manager. For premises sold on their own within a house, have the common parts, roof access and meters defined in writing.

If a tenant is in place, their commercial lease protects them: you buy the premises with them, on the terms already set. An advertised yield only counts if the rent is actually paid. Those still torn between buying and renting will compare with the offices and shops for rent in Ariana.
