Offices and shops for sale in Ariana Ville

5 listings found

Buying the freehold of a shop or an office in Ariana Ville means betting on one of the busiest districts in northern Tunis. Over the past twenty years Ennasr has filled with mixed-use buildings, shops on the ground floor and offices above, while central Ariana and the Menzah keep a solid base of local trade. Two kinds of buyer meet here: the professional who wants to stop paying rent and own the practice or the shop, and the investor looking for a higher rental yield than a flat gives.

Listings are posted by developers, agencies and private sellers, whom you contact directly. There is less for sale than for rent, and some months it comes down to a handful of listings. To widen the search to La Soukra, Raoued or Ettadhamen, all the offices and shops for sale in Ariana governorate are on a dedicated page.

Ennasr 2: new office floors and street-level shops

Most of the business property for sale is in Ennasr 2. Developers sell shop units at the foot of buildings and offices on the upper floors there, off plan or on completion, often as bare shells that the buyer fits out. An office for sale in Ennasr 2 in a recent building with a lift and parking suits a medical practice, a law firm or a small services company.

Ground floors on the main avenue are scarce and expensive: their price per square metre is well above that of the flats in the same building. A shop for sale in Ennasr one street back, on a side road, costs less, but the footfall is not the same. Before buying, look at which businesses occupy the neighbouring units and for how long: tenant turnover says a lot about a street.

Central Ariana and the Menzah: local trade

Around avenue Habib Bourguiba, the market and the metro terminus, the old centre of Ariana has many small units in older buildings. They change hands less often, some occupied by the same trader for decades. A shop for sale in central Ariana is often sold with a tenant in place, which suits an investor but leaves no room for a buyer who wants to move in.

El Menzah 5 and El Menzah 6 offer units in the neighbourhood shopping centres and a few converted ground floors. Prices are gentler than in Ennasr, with a loyal clientele of regulars. Ariana Supérieure, Ettaamir and Nouvelle Ariana have more modest units, handy for a grocery, a local pharmacy or a services workshop.

Yield, sitting tenant, goodwill

A let commercial unit usually earns more than a flat at the same price, but the risk is different. A commercial tenant in place is protected by the rules on commercial leases: they are entitled to renewal, and getting them out can cost substantial compensation. So ask for the current lease, the actual rent, the date of the last review and the payment history. And do not confuse the sale of the premises with the sale of the business goodwill: they are two separate transactions.

To gauge the yield, set the asking price against the rents shown for offices and shops for rent in Ariana Ville. An investor weighing a shop against a home can also look at the apartments for sale in Ariana Ville, which are easier to sell on.

Title, permitted use, co-ownership: checks before buying

First check the land title and, in a building, the individual title for the unit along with the co-ownership rules. These set out the permitted use: a flat sold as an office may legally remain a dwelling, and a change of use needs the agreement of the co-owners and the municipality. For a new office floor, read the developer's specifications and the warranty on the works.

Finally, check the electrical capacity available, where the air conditioning units and the sign are meant to go, and access for customers. A first-floor unit with no lift is hard to resell to medical practices, which make up a large share of demand in Ariana.
