Jebel Oust takes its name from the mountain that overlooks the sector, in the north of the Bir Mchergua delegation. Many people from Tunis know it for its thermal spa and for the ancient site clinging to the hillside, but the surrounding landscape is above all agricultural: cereal fields, rows of olive trees, a few orchards and isolated farms linked to the road by dirt tracks. The sector sits on the route from Tunis to El Fahs, which puts it within reasonable reach of the capital.
That location is what makes land for sale in Jebel Oust interesting. Listings, posted mostly by private sellers, are few and change from week to week. To compare with the rest of the delegation, industrial zone included, the page of land and farms for sale in Bir Mchergua widens the choice.
Most offers concern bare farmland, from a few thousand square metres to several hectares, sown with cereals or left fallow. Next come olive groves, often planted long ago, sold with or without a small building. Equipped farms, with a house, well, shed and fencing, are rarer and fetch prices out of all proportion with bare land of the same size.
Terrain matters. Plots on the plain, easy to work, appeal to farmers. Those climbing towards the mountain, steeper and stonier, are less suited to crops but attract buyers looking for a view and some weekend quiet.
There are two kinds of buyer. First, local farmers expanding their holdings, who judge land by its depth, slope and yield. Then residents of Greater Tunis who want an olive grove as an investment, or a small farm to spend weekends on, left with a caretaker during the week. The latter look mainly at the quality of the access and the driving time.
Prices per square metre stay well below those of Tunis's southern suburbs, but they can vary twofold or more depending on available water, the road and the state of the plantations. A plot on a tarmac road with a licensed well sells for much more than dry land at the end of a track. Be wary of a listing that sets its price by the building plots of the industrial zone: that is not the same market.
Land use first. Farmland cannot be built on freely, and the closeness of Tunis makes the authorities watchful about protecting cultivable land. If you plan a house, ask the regional agricultural development office in Zaghouan and the municipality what is allowed, and on what area. Proximity to the ancient site and the thermal spa may also bring specific constraints: ask before making any commitment.
Then the title. Request an up to date extract from the land registry, check the names of the registered owners and that there is no mortgage. Land in the region is often passed down by inheritance, and every co-owner must sign. A boundary survey by a land surveyor fixes the limits on the ground.
Finally, water. A well must be licensed, and its yield is measured in summer. Also ask the neighbours how the low-lying land behaves during the autumn rains. On Houni, you contact the seller directly to arrange a visit. For a regional view, from El Fahs to Zriba, all the land and farms for sale in the Zaghouan governorate give points of comparison.
