Kélibia Ouest covers the part of town facing inland, away from the port and El Mansourah beach. This is where the town is growing: houses under construction, upper floors waiting for their render, empty plots still between two villas. The further you move from the centre, the more the town gives way to orchards and fields.
Listings of land for sale in Kélibia Ouest mostly concern building plots, along with a few farm plots on the fringes. They come from owners and heirs, more rarely from Cap Bon agencies, and you call the seller directly. To compare with Kélibia Est, Azmour or Oued El Khatf, the page of land and farms for sale in Kélibia covers the whole delegation.
An area where people build their own house
In Kélibia, people buy a plot to build their house themselves, floor by floor, as savings and summer stays allow. Kélibia Ouest is where many local families and emigrants from the region carry out that project. Plots often range from a few hundred square metres to a little more, in residential neighbourhoods where the neighbours are already settled.
The price per square metre stays below that of the areas near the sea, where demand for summer houses pushes prices up. That is the area's main selling point: a main residence a few minutes from the centre, schools and the market, without paying seafront prices. To judge whether building is worthwhile, look at what a finished house costs in the same area on the page of houses for sale in Kélibia Ouest.
Farm plots on the edge of town
On the fringes of the area, the supply changes in nature. You find plots of olive trees, fruit trees or market gardens, sometimes with a well, which their owners present as close to town. Proximity is not enough: land classified as agricultural does not get a building permit, even if houses have been put up next door without authorisation. A farm plot is bought to be farmed, or as a reserve, knowing that the extension of the urban boundary is never guaranteed.
For a working farm, water sets the price. On Cap Bon the water table is under heavy pressure: ask for the depth of the well, its flow in summer, and have the water tested if it is used for irrigation. A foreigner cannot acquire agricultural land in Tunisia.
Checks before paying
For a building plot, go to the municipality before any preliminary agreement: the plot must be in an urban zone on the development plan, belong to an approved housing estate and be served by roads, electricity, drinking water and, if possible, sewerage. A plot split off from farmland without authorisation will never get a permit.
On the paperwork side, favour a registered land title. Much of the land in Kélibia remains in joint ownership between heirs, some of whom live abroad: the sale requires each one's signature. Have the plot's status checked at the Nabeul land registry and have the land marked out by a surveyor if the boundaries are unclear. Buyers who prefer a property already built will find all the property for sale in Kélibia Ouest.
