Chebba Nord is the half of the town that faces Mahdia. Leaving the centre along the coast road, you move from town houses packed around the harbour to a looser fabric: one or two storey villas, building sites halted at the first floor until the next stage, then olive plots that take over again. Most of the market for land for sale in Chebba Nord plays out on this fringe, between a town that is spreading and a countryside that is giving way.
Buyers are mostly Chebba families preparing a house for a son or daughter, emigrants from the town and a few people from Sfax who want to build for the summer. For the full picture, Chebba Sud and Ras Kapoudia included, the land and farms for sale in the Chebba delegation are gathered on one page.
What you find north of the town
Three kinds of property keep coming up. First, plots in the urban zone, a few hundred square metres each, on streets that are already built up or in recent housing estates: this is the most sought after category and the one that sells fastest when the price is right. Next come plots on the edge of town, often former olive groves split between heirs, sold larger and cheaper but with a status that needs clearing up. Finally, further from town, farmland of varying size, planted with rain-fed olive trees like everywhere else in this part of the Sahel.
The sea side of the area draws a demand of its own. A plot near the sea in Chebba Nord costs markedly more than an equivalent plot inland, and sellers know it. Supply varies from week to week and is often a little richer as summer approaches.
Building plots: the questions to ask the municipality
Before any preliminary agreement, go to the Chebba municipality with the plot plan. Three answers matter: is the plot inside the zoning plan, what is its designated use (housing, farming, public facilities), and which rules apply (height, setbacks, footprint). A plot on a street already connected to water, electricity and, ideally, sewerage saves you months of paperwork and connection fees.
For buildable land in Chebba that sits in a housing estate, ask for the approval order and the estate's specifications. On a plot outside an estate, be wary of a seller who claims that "everyone next door has built": surrounding houses do not make farmland buildable, and uprooting olive trees is itself regulated.
Olive groves and farmland
For those looking for land rather than a building plot, Chebba Nord mostly offers small or medium olive groves. Their value depends on the number of trees, their age, how they have been looked after in recent years and access: a track usable all year round and a fence count for a lot. A working well or a possible connection to the mains also changes things, in a region where water runs short in summer. Visit during the harvest, between November and January, to see the trees laden with fruit and talk to the neighbours.
On paperwork, the rule does not change: a land title where one exists, otherwise a registered deed and a surveyor's plan, and the signature of every heir when the land is jointly owned, including powers of attorney for those living abroad. Negotiating in Chebba Nord
Here many plots change hands between people who know each other, and the asking price often leaves some room. In summer, when families come back, sellers hold firm on price; autumn and winter are better for a discussion. On Houni you call the owner or the agency behind the listing directly: use the call to ask for the exact dimensions, the width of the street frontage and the status of the title before you travel.
