Land and farms for sale in Le Kef

7 listings found

Le Kef governorate is first and foremost farming country. From the wooded north near the Algerian border to the high plateaus of the south, much of the land is sown with durum wheat and barley, the rest shared between pasture, olive and almond trees and forest. Buying land here can therefore mean two very different things: a plot to build your house near a town, or land to farm that is measured in hectares.

The listings on this page come mainly from private sellers, often heirs selling a share of family land, and you deal with them directly. Supply varies from week to week and picks up noticeably after the harvest, when scattered families get together and settle their affairs.

Building plots: the capital and the small towns

The most sought after land for sale in Le Kef is a plot of a few hundred square metres on the edge of town, where the districts keep spreading. Civil servants settling for good, local people coming home, emigrants preparing a holiday house: these are the buyers. In the capital, the slope often makes building more expensive, and a flat plot with utilities sells for more than its size would suggest. The page of land for sale in Kef Est describes these extensions in detail.

In the small towns, Tajerouine, Dahmani, Kalaat Snan or Sakiet Sidi Youssef, plots cost less and sell more slowly. They mainly interest local families building for a son, or traders looking for a plot on the main road. For those who would rather buy a house already standing, the houses for sale in Le Kef governorate let you compare the cost of buying with that of building.

Cereal land and farms: from the south to the north of the governorate

In the south, Tajerouine, Dahmani, Kalaat Snan and Kalaat Khasba sit on the high plateaus. Plots there are large, fairly flat and rain fed, and a typical farm combines a rural house, a sheep shed and wheat fields. The land and farms for sale in Tajerouine give a good idea of this market.

In the north and west, towards Nebeur and Sakiet Sidi Youssef, the terrain folds, woodland appears and livestock farming takes more room. Plots are more fragmented, mixing valley floor fields and grazed slopes, as the land for sale in Sakiet Sidi Youssef shows. In the east, the Sers plain is known for its soils, and plots with a well are particularly sought after.

Everywhere, the price per hectare of rain fed land stays well below that of irrigated land on the coast. What makes the difference is soil depth, access for machinery and the presence of water.

Land use, water and electricity

Before talking price, ask where the plot sits in the municipal development plan. Land zoned as agricultural does not become buildable because houses surround it, and a promise of rezoning commits no one. For farmland, check with the CRDA of Le Kef on the nature of the land and the status of any well or borehole: an unauthorised one is a problem the buyer inherits.

Then check the electricity connection and access. A line to run over several hundred metres and a track that becomes impassable in winter are hidden costs the listing does not mention. If the plot borders a forest, the forestry services have a say in any felling or clearing.

Land title, heirs and boundary marking

Across the north west, a large share of land is held in joint ownership, sometimes unregistered. Insist on the land title or deeds of ownership, have the land registry check the list of registered owners and any encumbrances, and get the written consent of every heir, including those who live far away. Pay no deposit on the strength of a verbal promise.

Have a surveyor mark the boundaries before signing, as they often follow a low wall or a row of trees rather than a plan. Ownership of agricultural land is reserved for Tunisians. To widen the search to other cereal growing regions, the land and farms for sale in Tunisia are gathered on a national page.
