In Bab El Bhar, a house for sale is almost always a villa in Berges du Lac. The city centre and Lafayette have been built up with apartment blocks since colonial times, and only a handful of detached houses remain there. The house market therefore plays out in Lac 1, developed from the 1990s, and in Lac 2, newer and pricier, with a few older houses around Cité Jardins on the margins.
It is a market of expensive properties, few transactions a year and demanding buyers: executives, business owners, Tunisians living abroad, sometimes companies. The listings are posted by owners and agencies, and you deal with them directly. To compare with La Marsa, Ennasr or El Menzah, all the houses for sale in the Tunis governorate fit on one page.
Lac 1: villas twenty five or thirty years old
A villa for sale in Lac 1 usually dates from the 1990s or the early 2000s. Two levels, a garden, a garage, sometimes a pool dug later, on regular plots laid out by the subdivision developer. The district has its maturity going for it: grown trees, shops, schools and bank headquarters nearby, and quick access to both the city centre and the airport.
These buildings also show their age. Roof terrace waterproofing, underground networks and joinery deserve a close look, all the more so as the district sits on land reclaimed from the lake. Many buyers plan a full renovation, which weighs in the negotiation. Have a contractor price that work before making an offer. Several Lac 1 villas have also been turned into offices or practices: if you are buying to live in, check the authorised use and the immediate neighbours.
Lac 2: high end new builds
A villa for sale in Lac 2 is the top of the capital's market, along with Gammarth and parts of La Marsa. Recent builds, often architect designed, a pool, a basement, imported finishes: prices commonly run into millions of dinars and vary widely with the plot, the view and the build quality. Sellers are often the first owners, who built themselves on a lot bought bare.
A buyer of a villa with a pool in Lac 2 should check that the build complies with the subdivision's specifications: height, footprint, setback, fencing. An extension or an extra floor added without permission can block a sale or a loan. Those who prefer to build their own house will look among the land for sale in Bab El Bhar, where free lots are getting scarce.
Older houses and checking the deed
Around Cité Jardins and on the edge of Lafayette, a few houses and villas from the first half of the 20th century survive, with a town garden, high ceilings and old tiles. They rarely sell, often as part of an inheritance, and attract families attached to the area or professionals who want to set up a practice on the ground floor.
These are also the properties where the deed needs the most care. An old land title, several heirs in joint ownership, a garden divided without an update at the land registry: ask for a recent certificate of ownership and the written agreement of all co-heirs before any promise of sale. In the Lac as elsewhere, check the building permit, the certificate of compliance where it exists, and that no mortgage or seizure is registered.
The calendar follows the diaspora's return trips and company year ends: many viewings take place in summer, and signings often close in autumn. If a villa seems out of budget, the apartments for sale in Bab El Bhar offer family sized floor areas in Lac 1 for a much lower price.
