What is a square metre worth in Bab El Bhar? There is no single answer, because the delegation covers both the colonial centre (avenue de Paris, Lafayette, rue de Marseille, Bab El Bhar itself) and the Tunis of the 2000s (Berges du Lac 1 and 2, Centre Urbain Nord). In the first you buy walls built between 1930 and 1960 and an address within walking distance of everything. In the second, recent concrete, lifts and parking, at a price per square metre that has more than doubled in ten years.

Why older stock in the centre is still cheap
An apartment for sale in central Tunis is almost always a lot in a period building: 3.5 m ceilings, cement floor tiles, a balcony over the avenue, a marble staircase and, usually, no lift. Prices per square metre stay low for a capital city, frequently between 2,000 and 3,000 DT depending on condition and floor, which attracts two profiles: families who want space, and investors who split an S+4 (four bedrooms plus a living room) into studios for furnished letting.
The trap here is legal rather than technical. Many buildings in the centre have old land titles, lots that were never individualised, estates never settled. Before any preliminary sale agreement, ask for a recent certificate of ownership and check that the lot is registered in the seller's name. And bring a plumber up with you: the water risers in the Lafayette buildings are as old as the walls.
At the Lac, the square metre has doubled in ten years
An apartment for sale at Lac 2 sits in the priciest segment of Tunis along with Gammarth and La Marsa: gated developments, underground parking, sometimes a pool, and a square metre that commonly passes 4,000 DT, more in the recent towers with a lake view. Buyers are executives, Tunisians living abroad and companies housing their senior staff. An apartment at Lac 2 resells well, but rents to a narrow audience: bear that in mind if you are buying to invest.
Sales at Lac 1 involve a slightly older generation of buildings, from the 1990s and 2000s, often with more generous floor areas and a lower price per square metre. The building stock has aged unevenly: of two neighbouring developments, one has redone its facades and lifts, the other has not. Visit the common areas and ask for the management accounts before you discuss the price.
Centre Urbain Nord: new build for professionals
Sales at Centre Urbain Nord follow the logic of developer built residences: S+1, S+2 and a few S+3 units delivered over the past ten years, around the bank headquarters, INSAT and the office blocks. An apartment at Centre Urbain Nord is bought as much to live in as to let to people working in the district, with low vacancy. The square metre is often between 3,500 and 4,500 DT in new build, a little less in the first developments from the 2000s.
Buying off plan, insist on the developer's licence, the building permit and a registered contract with payments tied to construction progress. In every case, add registration duty (5 percent) to the price and check that the parking space is actually named in the deed: at Centre Urbain Nord as at the Lac, it is sometimes sold separately.
