Route El Aïn is one of the great radial roads leading out of central Sfax, and the district that bears its name grew along its kilometres, layer by layer. Near the city, terraced houses and low blocks; further out, dars with courtyards, two-storey villas, then plots still planted with olive trees where the city is eating into the jnens, the walled orchards. The university hospital on this road also makes it a district of health workers, and many families of doctors and nurses have built here.
A house for sale on route El Aïn in Sfax is almost always sold by a family that built or inherited it, more rarely by a developer. The listings on this page come from private sellers and a few agencies, whom you contact directly. To compare with route de Gremda or El Afrane, all the houses for sale in Sfax Sud are on the delegation page.
Three kinds of house depending on the kilometre
Over the first kilometres, the buildings are dense: town houses on one or two levels, packed against each other, with an inner courtyard and a roof terrace. They appeal to buyers who want to stay close to the centre, schools and shops, and who are ready to renovate. A little further on, the classic dar takes over: a family ground floor, a garage, a slab ready for an upper floor the children will build one day. This is the heart of the market in El Aïn, the one young couples and families leaving a flat aim for.
Beyond that, the plots get bigger and villas appear, with gardens, fruit trees and sometimes a well. Some are recent, others date from the 90s and need work. They carry the highest prices in the district.
Prices: below Gremda, above the rural areas
For a comparable area, a house on route El Aïn generally sells a notch below the large villas of route de Gremda, and clearly above the jnen houses of El Afrane or Bouzaiane. The range remains very wide: a small old house to renovate can be found at an affordable price, while a recent villa on a large plot easily goes past half a million dinars. What makes the difference is the kilometre, the plot size, the condition of the building and whether the paperwork is in order.
Buyers are mainly Sfax families who need more space, Sfaxians abroad preparing their return, and health workers who want to live near their job. In summer, with the diaspora back, viewings multiply; autumn often leaves more room for negotiation. For those who would rather build, the land for sale in El Aïn offers another route.
Before signing: title, permit, heirs
In El Aïn as elsewhere in Sfax, legal questions come before the paintwork. Ask for the title deed or, failing that, the deed of ownership, and check that it really matches the plot you visited. Many houses belong to several heirs: all must sign, and a single absence can block the sale for months. Also compare the building permit with the actual house, because floors and annexes added without authorisation are common and complicate a bank loan.
On site, look at the waterproofing of the roof terrace, cracks, damp at the foot of the walls and the sewer connection, which cannot be taken for granted in all the areas furthest from the centre. For a villa with a garden, check the water: meter, summer pressure, whether there is a tank. Finally, if you are also looking for flats or villa floors, the page of all property for sale in El Aïn widens the search beyond houses.
