Buying a flat in the delegation of Sousse Médina means choosing between two eras of the town. On one side, the developments built in Khezama since the 2000s, with a lift, parking and a building manager. On the other, the buildings of the centre and Boujaafar, older, larger, often in need of renovation, but a few minutes' walk from the beach, the railway station and the Medina.
The flat for sale listings in Sousse posted here come from private sellers, developers and local agencies, and their number varies from week to week. You contact the seller directly. To compare with Sahloul, Hammam Sousse or Chott Meriem, all the apartments for sale in Sousse governorate fit on one page.
Khezama: new and recent builds
A flat for sale in Khezama is mostly found in developments of four to eight storeys, delivered by private developers. S+2 and S+3 flats (two or three bedrooms plus a living room) dominate, with an open or closed kitchen, two shower rooms in recent schemes and an underground parking space. Upper floors on the east side sometimes gain a sea view, and the price reflects it clearly.
Buyers there are families from the region, managers working in the centre or in Sahloul, and many Tunisians living abroad who buy for summer holidays and retirement. The latter often buy remotely, off plan: in that case, ask for the building permit, the delivery schedule written into the contract and the guarantee provided in case of delay.
Boujaafar and the centre: space rather than standing
In the buildings of the 1970s and 1980s, along avenue Habib Bourguiba and towards the Boujaafar Corniche, flats are bigger for the same price, with high ceilings and sometimes a balcony over the sea. On the other hand, there is often no lift, the common areas are tired and the wiring needs redoing. This is where the cheap flat for sale in Sousse is found, in the sense of a lower price per square metre, provided you budget for the works.
These properties appeal to investors who let to students and junior doctors at the Farhat Hached university hospital, or who bet on summer letting near the beach. To gauge what such a property brings in, the apartments to rent in Sousse Médina give the level of rents in the same streets.
Title, building manager and co-ownership
Before making any offer, ask whether the flat has its own individual land title. In many older buildings, the title was never split, and the sale is settled by private deed or as a share of the building, which complicates a bank loan. In a new build, check that the developer has obtained the certificate of compliance.
Question the building manager too: the amount of the charges, works voted or to come (roof terrace waterproofing, lift, frontage), any arrears owed by co-owners. In an old building with no organised management, it is the buyer who finds out afterwards who pays for what.
When to buy, and who to deal with
The market livens up in summer, when emigrant families come to view and sign. Sellers know this and ask their highest prices then. A resident buyer often does better to look between October and March, when the properties left unsold become negotiable again.
Visit at least twice, once in the evening and once after rain: it is the best way to judge street noise, parking and leaks. In the centre, also ask to see the cellar or the meter room, which say a lot about how the building is maintained.
A foreign buyer must obtain the governor's authorisation before the deed, which takes several months. If you are still torn between a flat and a house, the property for sale in Sousse Médina shows the whole supply in the delegation, villa floors and Medina dars included.
