Apartments for sale in Msaken

2 listings found

The apartment is the newcomer on the M'saken market. For decades, nobody bought an apartment there: you bought a plot, you built, and apartment blocks were Sousse's business. Over the past ten years or so, however, local developers have started delivering small residences of three or four storeys in the new districts, Ennour, Habib Thameur, the edges of the roads to Sousse, and in Messadine, which already looks towards the neighbouring city. Buyers are civil servants, employees from elsewhere, young Msakni couples without family land, and a few emigrants who want a low-maintenance base.

Supply remains very thin: at a given moment there is sometimes no apartment for sale listed in the delegation at all, and those that appear are often house floors presented as apartments. On houni.tn, they come from private owners and developers, whom the reader calls directly. All the apartments for sale in Sousse governorate give a measure of the real choice in Sousse, Hammam Sousse or Kalaa Kebira.

New residence or house floor: two products under one word

In a recent residence, the apartment is a true co-ownership unit, with its own title, its share of the common areas, sometimes a lift, rarely an underground car park. Sizes range from a 90 m² S+2 to a 130 m² S+3 (two or three bedrooms plus a living room), with standard finishes: tiled floors, a kitchen to fit out, a water heater. These properties often sell for between 1,300 and 2,000 DT (Tunisian dinars) per m², well below Sousse for a comparable product, which is their main selling point.

A house floor sold as an apartment is something else entirely: one level of a family house, entered by an outside staircase, sometimes with its own meter, but with a title not always separate from the ground floor's. It is often cheaper per square metre and larger, with a terrace; on the other hand, it calls for a serious legal check. These floors also appear on the page of property for sale in M'saken, which brings together every category.

Where to look, and for whom

Messadine is the most logical sector for anyone working in Sousse: it is the northern part of the delegation, the closest to the business zones south of the city, and it is where residences target employees who are not from here. Ennour and Habib Thameur offer residences among recent houses, with schools and neighbourhood shops. The old centre, El Gharbine and El Kebline, has practically no blocks; there you buy a courtyard house, not an apartment.

For an investor, letting an S+2 by the year to workers or technicians from the industrial zones is the natural outlet, with modest rents but steady demand. Buying to live in mostly concerns households who want the town, its prices and its social life without the burden of a house. A buyer torn between the two will compare with the houses for sale in M'saken, where the square metre of land changes the calculation.

Developer, co-ownership regulations and completion

For a new apartment, ask for the building permit for the block, the land title in the developer's name and the co-ownership regulations; check that the residence is finished and connected, or that the reservation contract provides for late-delivery penalties. M'saken's small developers are often building contractors who put up one block at a time; their local reputation can be checked in one conversation at the café.

For a house floor, insist on a separate title or a registered deed of division, and the agreement of all the heirs if there are any. Look at the meters, the independent access and the insulation of the roof terraces. And before deciding, gauge the rent the same property would fetch: the page apartments to rent in M'saken shows the level at which the town lets.
