Apartments for sale in Gafsa

2 listings found

In Gafsa governorate, the apartment is a marginal product. Families build on their own plot, and apartment blocks developed late and little. The few residential blocks that exist are in the main town, and a good share of what is sold as an apartment is in fact a floor of a house split off from the ground floor. Outside the town, there is practically nothing.

This scarcity has two consequences for the buyer. The choice is thin, and an apartment in good condition does not sell cheap. But resale also happens among few buyers, so the location needs to be chosen carefully from the outset. The listings posted on Houni come mostly from private sellers, sometimes from a developer, and their number varies from week to week; you contact the seller directly.

Where the apartments are

Almost everything happens in Gafsa Sud, which covers the town. In the centre, older buildings above shops offer S+2 and S+3 flats within walking distance of government offices and the market. Gafsa Est combines villa floors and a few smaller, more recent blocks with more comfortable floor areas. Around the Sidi Ahmed Zarrouk campus, small units mainly interest those who want to let to students. The apartments for sale in Gafsa Sud cover these three areas.

In El Ksar, the supply is limited to floors of estate houses. In the towns of the mining basin, Metlaoui, Redeyef, Oum El Araies or Mdhila, an apartment for sale is an exception, often a former staff dwelling or a family floor. In the rural delegations, there are none.

Apartment or house: the real choice

In Gafsa, for the price of a recent S+3, you can often buy an estate house with a courtyard, or a building plot on the outskirts. An apartment is therefore justified by something other than the price per square metre: wanting to live in the centre, not wanting to manage a building project, keeping maintenance down. It suits a couple of civil servants, a doctor working near the hospital, a retiree who wants everything within walking distance.

For a large family or a long term project, compare with the houses for sale in Gafsa governorate. The calculation also has to allow for the heat: a top floor apartment under a poorly insulated slab is harder to live in during July than a ground floor with thick walls.

Buying to let

A well located apartment lets without great difficulty in Gafsa, thanks to transferred civil servants, students and technicians working on the mining sites. Rents remain modest, and the yield depends mainly on vacancy: a civil servant signs for the year, while a group of students often leaves the place empty in summer. An S+1 or S+2 near the hospital, the government offices or the campus remains the safest bet. Before buying, look at how many comparable rental listings are online, and for how long they have been there.

Plan for remote management too. An owner living in Tunis or abroad has to entrust the keys, rent collection and small repairs to a relative or a neighbour. Without a reliable contact on the spot, an apartment left empty for a few months or a tenant who stops paying quickly eats into the expected yield.

New block, off plan or floor sold on its own

For a new apartment sold by a developer, ask for the building permit, the delivery schedule and the guarantees set out in the contract, and pay the instalments according to the actual progress of the works. Check that the building's land title has been split into individual titles, or will be, otherwise a bank loan is in jeopardy.

In an older building, find out whether there is a managing agent and who maintains the stairwell, the roof and the shared water tank. For a floor of a house, the separate sale must be legally possible, with a permit covering the floor and clearly allocated common areas. Across all categories, the homes for sale in Gafsa governorate widen the search, and the apartments for sale in Tunisia let you compare with the coastal cities.
