Property for sale in Le Bardo

10 listings found

Bouchoucha, 20 Mars, Le Bardo, Khaznadar, Kheireddine: five stops on light rail line 4, and between them they tell you almost the whole property market of the delegation. The closer you get to Bab Saadoun, the older, denser and cheaper the housing; the further you go towards Ksar Said and Bardo 2, the more new build, garages and rising prices you find. Buying in Le Bardo starts with choosing your metro stop.

On houni.tn, every category for sale in the delegation is gathered in one place: apartments, houses, villa floors, the villas of the Bonne Residence, plus a few plots. The listings are posted by the sellers themselves or by neighbourhood agencies.

Apartment or house: what Le Bardo really sells

Most of the supply is apartments: S+2 and S+3 units, meaning two or three bedrooms plus a living room, in the 1980s blocks of the centre and Bouchoucha, S+3 and S+4 in developer-built residences in Bardo 2, Khaznadar and the Bonne Residence. In new build, the square metre usually sits between 2,000 and 2,800 DT; in well placed older stock near the Le Bardo stop or the market, it often drops below 1,800 DT, provided you accept a building with no lift.

The houses are nearly all old and are priced as much on their potential (adding a storey, splitting the plot) as on their condition; houses for sale in Le Bardo have their own page. Villa floors sold separately exist too, but check that they come with an individual title, which is far from always the case.

The districts, from cheapest to dearest

  • Bouchoucha and Cite 20 Mars: the entry level, estate blocks and single-storey houses, two stops from Bab Saadoun. Low prices, strong rental demand thanks to the hospitals.
  • Bardo centre and Rue Bayrem Ettounsi: older stock of uneven quality, but everything on foot, from the market to the secondary school. Apartments looking onto the museum park sell above the rest.
  • Khaznadar and Ksar Said: the mid-range, with the widest choice of houses and villa floors, and a direct route out towards La Manouba and the racecourse for a bit of air.
  • Bardo 2, Ksar El Bortal and the Bonne Residence: new build and villas, with garages, gated blocks and the highest prices in the delegation.

For a first purchase financed by a bank loan, Khaznadar offers the best balance of price, metro access and ease of resale. Bardo 2 appeals more to families arriving from El Menzah who want the same standard for less.

Fees, titles and financing

Add to the asking price the registration duties (5 per cent), the land registry costs and the agency fee where there is one, to be negotiated before the first viewing. A mortgage goes through a Tunisian bank, which requires a registered land title: properties sold on a private deed, common in the older subdivisions of Bouchoucha and Ksar Said, are hard to finance and resell less well.

Before the preliminary contract, ask for a recent certificate of ownership, check there is no mortgage on the property and compare what is built with the permit: storeys added without authorisation are common here. For an apartment in a shared building, ask for the rules and the latest management statement; for a house, bring a builder along.

To compare with El Menzah, Bab El Bhar or El Omrane, the property for sale in Tunis page covers the whole governorate. Within the delegation, apartments for sale in Le Bardo make up the majority of the listings.
