El Kabaria is one of those districts in the south of Tunis where you can still become a homeowner without leaving the capital. Right next to El Ouardia and open towards Ben Arous governorate, the delegation takes in very dense sectors, El Kabaria 4 and Cite Ennour, and slightly better laid-out estates, Ibn Sina 1 and Ibn Sina 2. The housing is almost entirely multi-storey family homes, built by their owners over the decades. What comes up for sale is these whole houses, or one of their floors.
This page gathers all the property for sale in the delegation, houses and flats together. Supply online is thin and irregular, posted mostly by private sellers you contact directly. When it is empty, all the property for sale in Tunis governorate lets you look at the neighbouring delegations.
Who buys in El Kabaria, and why
The market is local first. Buyers are families already renting in the area who want a roof of their own, young couples who cannot keep up with prices in Ariana or El Mourouj, and Tunisians abroad with roots in the district who are preparing a return or an investment. There is also a small investor market, buying a multi-storey house to let each floor separately, since rental demand stays so strong in the south of Tunis.
For these buyers, the question is less house or flat than budget and legal status. A whole house gives you the roof terrace, the option to build upwards and independence. A floor costs less, but means sharing the stairs, the roof and sometimes the meters. Those who have made up their minds will find the houses for sale in El Kabaria on a dedicated page.
Choosing a sector
Ibn Sina 1 and Ibn Sina 2 are where prices are highest in the delegation, thanks to a more regular layout, streets where you can drive and park, and buildings that are often more recent. You find houses of two or three storeys in good condition, and floors sold separately.
El Kabaria 4 and Cite Ennour attract the tightest budgets. The houses are older, the lanes narrower, but shops, the market and public transport are close by. A buyer ready to do some work will find affordable properties, provided the structure is properly assessed.
Between the two, the boundary is not always clear on the ground: the same street can line up a recent, well-finished house and a 1980s build left as it was. That is why listings from private sellers often state the year of construction, the number of storeys and what remains to be finished. Walking around the sector at different times of day also tells you about noise, parking and street life, things that weigh on resale as much as floor area.
The paperwork before the price
In a district built in stages, the legal file counts as much as the floor area. Ask for three documents on the first call: the land title or deed of ownership, the building permit for each floor built, and proof that every owner agrees to the sale. Inherited houses are often held jointly, and a floor sold without being divided into co-ownership cannot always be financed by a bank.
A visit to a notary or a lawyer before signing a preliminary agreement saves a lot of disappointment. Timing matters too: sales pick up in summer when Tunisians abroad come home, and sellers become easier to negotiate with in autumn. If you would rather wait before buying, the properties to rent in El Kabaria let you get to know the district from the inside.
