Degach is the delegation next to Tozeur, in the Jerid, on the northern edge of the Chott El Jerid salt lake. The setting is that of the south-western oases: a date palm grove, villages built along its edge, houses that shelter from the sun more than from the cold. People here live from dates, public administration, trade and, in part, the tourism that passes through Tozeur. You buy a home here to live in, rarely to resell.
The market is small and almost entirely in the hands of private sellers: family houses, shares of an inheritance, homes built by emigrants who came back or left again. What is on offer varies and can be thin from one week to the next. On houni.tn, all the property for sale in Tozeur governorate lets you widen the search to the regional capital, Nefta or Tamerza, and each listing is handled directly with the seller.
What you find under the property label
The detached house is the rule. In the centre and in the villages, these are town houses on one or two levels, set around a courtyard that keeps the shade and the cool, with thick-walled rooms and few openings on the street side. Older buildings still bear the mark of Jerid brick, laid in geometric patterns on the facades; newer ones are in concrete and hollow brick, with roof terraces and sometimes air conditioning in every room.
The self-contained floor also exists, sold separately from the house below. Apartments in blocks, on the other hand, are almost absent: the governorate's apartment market is concentrated in Tozeur itself. To see only complete houses, the houses for sale in Degach offer a narrower selection.
Degach, Sebaa Abar and the closeness of Tozeur
Choosing Degach usually comes down to a comparison with Tozeur. The neighbouring town has the government offices, the hospital, the hotels and the airport; Degach offers gentler prices, slightly larger plots and a more village-like life, a short drive away. For a civil servant posted to the region, a teacher or a family working in the regional capital, it is a sensible compromise.
The delegation's localities, such as Sebaa Abar, keep a more rural character, with houses on the edge of the palm grove and a population that lives partly from the gardens. Listings there are rare and travel first by word of mouth; when they do appear online, they often concern a family house sold by heirs. Reaching a deal then takes time and phone calls.
Prices, heat and the state of the building
Prices remain modest compared with the coast, but the gaps are wide between a well-finished recent house and an old one in need of work. A traditional house may look cheap; it often needs its roof, wiring and plumbing redone. Conversely, a well-insulated recent build sells for more, and its sellers know it.
In the Jerid, heat is the first technical criterion. Summers are very hot, and a badly oriented or poorly insulated house becomes hard to live in from June to September. Look at the thickness of the walls, which way the bedrooms face, the waterproofing of the roof terrace and the power rating of the electricity meter if you plan to air-condition. The spring sandstorms also reveal windows and doors that do not close properly.
Paperwork and timing
Ask for the land title or the deed of ownership, the building permit and the latest municipal tax receipt. Older houses are often held in joint ownership between heirs, some of whom live in Tunis or abroad: all must sign, in person or through a properly drawn-up power of attorney.
The market is busier in summer, when people from the region come home, and after the date harvest, in late autumn and winter, when the season's income has come in. To build your own, look at the land and farms for sale in Degach.
