Property for sale in Chott Meriem

Chott Meriem is the seaside part of the Akouda delegation: a former fishing and farming village that has stretched out along the beach, north of Kantaoui, on the road heading towards Hergla. What people buy here is nothing like what they buy in the town. Here, a house is chosen first for the sea, for the summer, or for a rental project, and the buyer often comes from far away.

On this page, houses and apartments are listed together, posted by private owners and Sousse agencies, with the advertiser's number to call directly. To place Chott Meriem within the delegation as a whole, with the old town and the Akouda Est housing estates, see homes for sale across the Akouda delegation; and to compare with Hammam Sousse or Kantaoui, what is on offer across the Sousse governorate.

What sells in Chott Meriem

The dominant housing type is the two-storey villa on a medium-sized plot, often built by a family from Sousse, Tunis or abroad to spend the summer in, with a ground floor for the parents and an upper floor for the married children. Alongside, small holiday residences offer S+1 and S+2 flats, sometimes with a shared pool and a caretaker, and the old village core still has a few low village houses, more modest, often sold by heirs.

A house for sale in Sousse's Chott Meriem costs considerably more than the same floor area in the town of Akouda, but generally stays a notch below Kantaoui, whose beach it nonetheless shares. The closer you get to the sand, the wider the gap; on the other side of the road, inland, prices drop quickly. For an apartment for sale in Chott Meriem, the floor, the view and the state of the common areas matter more than the floor area. Who buys, and when

Three profiles meet here. Tunisians living abroad, who view in July and August and want to sign before they leave. Families from Tunis or inland who want a second home at a more reasonable price than in Kantaoui. And more local investors who plan to let furnished in summer and, during the academic year, to students at the Higher Agronomic Institute, which keeps the property occupied out of season.

The market follows this calendar. In spring, second-home buyers view so they can enjoy the first summer. In September, owners who did not let as planned lower their expectations. Supply varies from week to week and is wider before and after the season, when sellers know the visitors are around.

Living here all year or only in summer

Chott Meriem is not a town. In winter, many shutters stay closed, shops are limited to the essentials and you need a car to reach Sousse or the supermarkets of the tourist zone. In return, it is genuinely quiet out of season, and the motorway and the Hergla road put Sousse a quarter of an hour away or a little more. For a family planning to settle, look at the distance to schools and how close a bus or louage stop on the main road is.

Title, permits and co-ownership

Before any preliminary sale agreement, ask for the land title in the seller's name, or the registered partition deed when the house comes from an estate. Check that the building permit matches what has been built: floors added afterwards are common in seaside villas. For an apartment, ask for the co-ownership rules and the actual service charges, which climb fast in residences with a pool. A foreign buyer must obtain the governor's authorisation, which lengthens the timeline. Near the beach, damp and salt damage joinery and steel reinforcement: have balconies and exposed façades inspected.
