Who buys in Sfax Ville? Sfaxians first, and often Sfaxians who no longer live there: doctors settled in Tunis, engineers gone to Paris or Milan, traders who made good elsewhere and want a pied-à-terre in their parents' city. Then young couples from the city leaving the family home, and liberal professionals putting money into bricks and mortar. The market is stable, expensive for the region, and largely plays out in summer, when the diaspora is back.
This page brings together houses and apartments for sale in the Sfax Ville delegation, from the medina and Bab Bhar to the districts of Bassatine, Sidi Abbes and Mohamed Ali and the first kilometres of the roads to Tunis, Gremda, Gabès and Mahdia. The listings come from private sellers, agencies and developers, and the reader contacts the advertiser directly. For the other delegations, all the property for sale in the Sfax governorate is on a single page.
Which home for which project
To live in with a family, the town house of Bassatine, Sidi Abbes or Cité Mohamed Ali remains the Sfax choice: a ground floor on 150 to 300 m², garage, courtyard, and often an upper floor to let or to keep for a child. It costs more than an apartment of the same size, but it is what families look for and resell most easily. The houses for sale in Sfax Ville page details this segment, along with the medina dars and the villas of the main roads.
For a first purchase or an investment, the apartment wins: new S+2 and S+3 flats (two or three bedrooms plus a living room) on the route de Tunis, in Sfax El Jadida and on the route de Gabès, large older apartments around Bab Bhar and the railway station. The entry ticket is lower, rental management simpler, and demand from students, hospital residents and transferred executives does not let up at the start of the academic year. The apartments for sale in Sfax Ville have their own page, new developments included.
The districts and their prices, from dearest to most affordable
Sfax El Jadida and the route de Tunis sit at the top of the ladder: recent residences, offices and clinics nearby, prices per m² among the highest in the governorate. Bab Bhar and the old centre come next, expensive for the location but with buildings that need work and sometimes hazy co-ownerships. The districts of houses such as Bassatine, Sidi Abbes and Cité Mohamed Ali form the mid-range, with prices closely tied to the width of the street and the condition of the house.
The medina and Errbadh are the cheapest way in: courtyard dars often converted into warehouses, low heirs' houses sold as they stand. Searches for a cheap house for sale in Sfax land on these properties, which require a renovation budget and an authorisation to touch the facades within the protected perimeter. On the fringes, towards Merkez El Pacha, Merkez Kaddour and Ain Cheikh Rouhou, a few houses on jnen plots (the walled orchards of Sfax) round off the supply, with a car as an obligation.
The file before the price
Whatever the property, three checks are specific to Sfax. Joint ownership first: the houses of the old families often belong to many heirs, and the seller must prove he has a mandate from all of them. The title next: insist on a land title or the deed that stands in for it, and know that without an individual title the bank will not follow. The permit last: added floors, closed garages, extensions over the courtyard were often built without authorisation, and it is the buyer who will inherit them.
For new builds, add the developer's building permit, a payment schedule tied to construction progress and the certificate of conformity on delivery. The visit to the notary or the drafting lawyer is made with these papers in hand, not on a promise to provide them later.
When to buy in Sfax Ville
Listings come out all year round but sales are concluded in summer, between July and August, when owners from the diaspora come home and can sign. For a local buyer, it is the most competitive period. Autumn, after the summer visitors leave, is when a seller who has not closed reconsiders his price, and late winter is when properties put up for sale before the summer reappear cheaper. View a house on a July afternoon to judge the heat upstairs, and an older apartment after rain to see the seepage.
