Real estate in Beni Khiar is explained by the map. The delegation borders Nabeul and Dar Chaabane to the west, the sea to the north and Korba to the east: it is the first exit from Nabeul for anyone wanting to buy bigger for less, and the first still-affordable beach on Cap Bon for anyone coming from Tunis. Three sectors share the listings: the village of Beni Khiar and its estates, El Maamoura on the coast, Somaa inland. Three audiences too: Nabeul families, Tunisians living abroad who build for the summer, and buyers of a second home or a retirement home.
This page gathers everything for sale to live in across the delegation: houses, villas, villa floors, apartments in residences. On Houni, listings come from private sellers and Nabeul agencies, and you deal directly with the advertiser. Houses dominate by far; apartments are the exception. To compare with Hammamet, Korba or Kélibia, all the property for sale in Nabeul governorate fits on one page.
House or apartment: in Beni Khiar, the question rarely arises
Here, buying a home almost always means buying a house. The estates extending Nabeul offer two-storey houses with a garage, semi-detached villas and unfinished builds, at prices still below Nabeul for a larger floor area. This is the choice of families working in town and of civil servants posted to Cap Bon. The old village adds its courtyard houses, cheaper and more complicated on the title side. The page of houses for sale in Beni Khiar details these sectors and the checks they require.
Apartments exist mainly in El Maamoura, in holiday residences, and as villa floors sold separately towards Nabeul. They suit a summer pied-à-terre or a small budget, less so a family settled all year. The few listings are gathered on the page of apartments for sale in Beni Khiar.
El Maamoura, the beach that drives demand
El Maamoura concentrates the most expensive and most sought-after properties: multi-storey villas built by emigrants, holiday homes of families from Tunis and the Sahel, residences close to the beach. The market there is seasonal in the strictest sense. Owners put their homes up for sale in summer, when they come back and buyers visit with their feet in the sand; deals close between June and September, and listings stay up all winter without the price moving.
For a buyer, that means two strategies. Visit in summer for the choice and to see the beach alive, accepting the competition. Or negotiate in autumn with a seller who has not closed and would rather sell than face another winter maintaining a shuttered house. Either way, a villa for sale in El Maamoura on the seafront clearly outprices the rest of the delegation, while set back from the corniche prices fall in line with the Beni Khiar estates.
What costs little and what costs a lot
Cheap property on Cap Bon still exists in Beni Khiar, on three conditions: accepting the old village or Somaa rather than the beach, accepting renovation work, and accepting a land file that needs regularising. A village house in Somaa with a well and land, or a courtyard house in the centre sold by heirs, can be negotiated well below the price of an apartment in Nabeul. At the other end, a finished villa with a garden in El Maamoura, title up to date, approaches Hammamet Nord prices for the same distance from the sea.
In between, the recent estate house towards Nabeul is the heart of the market: average prices for the governorate, generally clean paperwork, easy resale to Nabeul families. It is the property to target when buying to live in all year.
Land title, permit, joint ownership: the unavoidable step
Whatever the property, three checks come before talking price. The land title: many village houses and emigrant villas lack an up-to-date individual title, and without a title the bank will not lend. The building permit: added floors and extensions on the beach side are not always authorised. Joint ownership: a "family" house requires the signature of every heir or a partition ruling, which explains sales that drag on from one summer to the next.
Use a Nabeul notary who knows the delegation, ask for the latest municipal tax receipt, and visit once out of season to judge the damp and the life of the neighbourhood in winter. A foreign buyer will add to this timeline the governor's authorisation, which takes months.
