In the Kairouan market, most buyers already know they want a house, and the page devoted to houses is enough for them. This one is for those who keep an open mind: a self-contained floor rather than a whole house, an apartment in a small new block, a studio to let to students, or any property that fits a given budget. It brings together every home for sale in the governorate, whatever its type.
Listings come mainly from private sellers and a few developers and agencies in the city, whom you contact directly. Supply varies from week to week and is almost entirely concentrated in the delegations of Kairouan Nord and Kairouan Sud. In the smaller towns, a home for sale is nearly always a house.
The self-contained floor, a very Kairouan purchase
Many families have built upwards over the years: a ground floor for the parents, an upper floor for a son, sometimes a second one. When one of the children leaves, that floor is put up for sale on its own, with its own staircase and entrance. For the buyer, it is often the cheapest way to become a homeowner in the city, at a price noticeably below that of a house in the same neighbourhood.
But a floor is not an apartment in a residence. The property has to be legally separable: a land title that distinguishes the levels, or at the very least a deed specifying the private and common parts and the use of the roof terrace and the staircase. Without that, the buyer ends up as an undivided co-owner of the whole house, with the seller's family on the ground floor. Have a notary review the draft deed before paying any deposit.
Look too at daily life with the neighbours below. Does the water come through the same connection, is the tank on the roof shared, who repairs the leak that drips into the ground-floor living room? These questions seem minor at signing and become central by the first winter. A serious seller answers frankly, and a family staying on the ground floor has as much interest as you in setting the rules from the start.
New apartments and studios: the rental calculation
The small blocks built over the last fifteen years or so, mainly in the southern districts and along the main roads, offer S+1, S+2 and a few S+3 units sold off-plan or completed. The homes for sale in Kairouan Sud give the best view of them. Ask for the building permit, the expected date for handing over individual titles and whether there is a building management arrangement, even an informal one, for the upkeep of the staircase and the roof.
Those buying to let mainly target studios and small apartments close to the university institutes and the hospital. Demand is solid from September to June and weaker in summer. Before buying with this in mind, look at the rents shown among the homes to rent in Kairouan: they remain modest, and returns depend more on a low purchase price than on a high rent.
Nord or Sud: two neighbouring markets
Kairouan Nord sells more older homes, in dense, well-served neighbourhoods, where you find floors of family houses and a few apartments in the city centre. The homes for sale in Kairouan Nord suit anyone who wants to do everything on foot. Kairouan Sud, built more recently, offers more new builds and more space around the buildings, but shops and schools are sometimes further away. In both cases, being close to a main road matters for those who work in Sousse or the Sahel and make the journey every week.
What to check in every case
The title first: a recent certificate of ownership, no mortgage, and the agreement of all heirs when the property comes from an inheritance. Then the permit, especially for floors added afterwards, which often block a home loan. Finally the construction: waterproofing of the roof terrace, cracks, condition of the water and electricity networks. If a tenant occupies the property, ask to see their contract before signing. For a search limited to whole houses with a courtyard, the houses for sale in Kairouan have their own page.
