Jendouba is a lowland town, set in the Medjerda valley, amid the wheat fields of the north-west. Capital of the governorate and a university town, it has grown through successive housing estates around its administrative centre. The Jendouba Nord delegation covers part of this urban area and the countryside stretching to the north, with residential neighbourhoods such as El Ferdous, where a good share of demand is concentrated.
The supply of property for sale there varies from week to week, posted mostly by private sellers and sometimes by agencies in town. On Houni, you contact the advertiser directly. To compare with central Jendouba, Bou Salem or Tabarka, all the property for sale in Jendouba governorate is grouped on one page.
A market driven by students and civil servants
What sets Jendouba apart from the other delegations of the north-west is its transient population. The town's university institutions take in many students from all over the country every year, and the regional administration, hospitals and secondary schools rotate civil servants posted for a few years. Online searches show it: "studio to rent jendouba" and "house to rent jendouba" are among the most frequent queries about the town.
For a buyer, this opens a clear strategy: buy a house with an upper floor or an annex and let part of it to students. Many owners in El Ferdous and the neighbouring areas have fitted out separate studios above their house or in the courtyard. These properties sell for a little more than a plain house, but their rental income follows the academic calendar, with strong demand in September and a dip in summer.
This calculation has its limits: a student studio needs regular upkeep, is let furnished, and sometimes stays empty from June to September. Before buying with this in mind, look at the walking distance to the faculties and bus stops, the condition of the bathrooms and the possibility of separate meters. A well-located unit lets almost effortlessly; an outlying one forces you to lower the rent.
El Ferdous and the properties you find there
El Ferdous is a residential neighbourhood of detached houses and small buildings, built on regular plots, with laid-out streets and utilities in place. You find two-storey houses with two separate units, floors sold separately, a few flats in small residences and single-storey houses on plots of 200 to 300 m². The neighbourhood suits families as much as investors who let to students.
Elsewhere in the delegation, there are older houses in town and rural houses with land in the countryside to the north, towards the first hills. If your search is only for a whole house, the page of houses for sale in Jendouba Nord is more precise.
Checks before buying
For a flat or a floor, ask for the land title and check whether there is a separate title for each level or whether the house is still under a single title: in that case, selling one floor alone requires co-ownership rules and a proper subdivision. For a house, check the building permit, especially for floors added and studios fitted out after the fact, and payment of the municipal tax.
The Medjerda plain has rainy winters, and some low-lying parts of the town have already been flooded. Ask the neighbours how the street behaves in heavy rain, look at the level of the ground floor relative to the road, and look for damp marks at the foot of the walls. Finally, a property let to students should be visited with its tenants gone or informed: ask for the current contracts and their end dates before signing.
