Houses for sale in Jendouba

10 listings found

Between the Medjerda plain and the Tabarka coast there are fewer than a hundred kilometres, and yet the price of a house changes completely. In Jendouba governorate, you do not buy the same thing depending on whether you are looking in the main town, in a farming town, in the mountains or by the sea. The budget often decides the area before the first viewing.

Houses for sale mostly come from private sellers: heirs dividing up their parents' house, emigrants settled in France or Italy who will now only come back on holiday, families who have moved to Tunis. A few agencies in the main town and in Tabarka also post listings. The supply varies from week to week, and each property differs a great deal from the next. Listings give the direct contact of the advertiser.

Jendouba and Jendouba Nord: the house built in stages

In the main town, the typical house was built in several goes: a ground floor on a plot of a few hundred square metres, an upper floor added twenty years later, a courtyard, a garage, and steel bars left waiting on the roof. It is the best supplied market in the governorate, and the most accessible for a family working in town. Neighbourhoods close to the centre and the administrations sell faster, while the rural sectors of the delegation offer more land for the same price. The differences from one neighbourhood to another are explained on the page of houses for sale in Jendouba.

North of the town, El Ferdous accounts for a good share of demand, with more recent estate houses, and the Jendouba Nord countryside offers houses surrounded by wheat fields. The page of houses for sale in Jendouba Nord covers both sides.

Bou Salem, Fernana, Oued Meliz: small towns and countryside

In the towns of the valley and the foothills, a house sells for less than in the main town, often with a garden or an adjoining parcel. Bou Salem attracts people who split their week between Jendouba and Béja, thanks to the road and the train; the low-lying neighbourhoods near the Medjerda have, however, been flooded, and the question must be asked. Oued Meliz, on the road to Ghardimaou, remains a very local market.

Fernana marks the entrance to the mountains. In the town, you buy a house on the main road, near the schools and the louages; in the countryside, a house with a cowshed, land and forest at the end of the field. The page of houses for sale in Fernana helps you choose between these two lives. For anyone who wants land first, the land and farms for sale in the governorate are another way in.

Ain Draham and Tabarka: the houses that cost more

In Kroumirie, Ain Draham sells a house and a climate: a tiled roof, a fireplace, snow in some winters, cool air in summer. Buyers are civil servants settled for the long term and families from the coast who want a second home in the mountains. The market is tiny and many deals are closed through personal contacts.

Tabarka is the top of the market. A house for sale with a sea view, on the heights above the port or in the hills, goes to buyers from Tunis or abroad, at prices unrelated to those of the plain. Town and village houses in the hinterland remain more affordable. The areas and price gaps are detailed in the houses for sale in Tabarka.

What to check on a house in the north-west

The added floor is the first question. Ask whether the extension had a building permit and whether the land title accurately describes the current construction: a house whose title mentions a simple ground floor is hard to resell and hard to finance. The title itself comes next. In the region, many houses are held jointly by brothers and sisters, some of whom live abroad: each must sign, in person or through a properly drawn up power of attorney made at the consulate.

The climate matters more than elsewhere. The heavy rain of the north-west and the cold winters quickly reveal a poorly waterproofed flat roof, rising damp at the foot of the walls or a courtyard that holds water. Visit on a rainy day if you can, and on the plain, ask the neighbours how high the water rose during the last Medjerda floods. A cheap house in a flood zone is not a bargain.
