Fernana is the last lowland town before the mountains. On the road climbing from Jendouba towards Ain Draham, this is where the landscape changes: cereal fields give way to the wooded hills of Kroumirie, to cork oaks and pastures. The delegation is large and rural, with a centre that gathers shops and services, and a population scattered across douars, small rural hamlets, where people live from livestock, crops and the forest.
Property for sale in Fernana therefore goes mostly through private sellers, and the supply online stays limited and varies from week to week. Each listing published on Houni gives the seller's direct contact. To compare with Jendouba town, Bou Salem or Tabarka, all the property for sale in Jendouba governorate can be browsed on a single page.
What sells: town, douar and separate floor
In the centre of Fernana, the usual property is the town house: a ground floor or a two-storey house on a medium plot, with a courtyard, and often a shop on the ground floor when the house faces the main road. These are the houses sought by civil servants, teachers and shopkeepers who want to live close to schools and to transport towards Jendouba.
Outside the town, you find rural houses with more floor space, sometimes with tiled roofs as is common in the north-west, surrounded by land where a few animals or a vegetable garden are kept. They generally sell with their plot, and the buyer has to look at the land as closely as the house. For houses alone, the page of houses for sale in Fernana narrows the search; flats in apartment blocks remain almost absent from the delegation.
A third case comes up often: the separate floor, built above the family house for a married child, then put up for sale when that child settles elsewhere. It costs less than a whole house, but the courtyard, the staircase and sometimes the meter remain shared with the ground floor; have what is sold and what stays shared spelled out in writing.
Bou Heurtma and the sectors of the delegation
The Bou Heurtma sector, known throughout the region for its dam, is one of the areas of the delegation where properties come up regularly. The landscape is more open, irrigated farming more present, and houses often sell there with a little land. Elsewhere, supply is scattered: a house on the road, a family farm, a floor passed from one brother to another.
Most buyers come from the region: Fernana families who need more space, locals settled in Tunis or abroad who come back in summer, public employees posted to the north-west. Prices stay low compared with the coast, but they vary widely with access, the condition of the building and the status of the title.
Paperwork, access and winter
Before any commitment, ask for the land title. In the rural areas of the north-west, many houses are built on family land that was never registered, or held in joint ownership by many heirs. A sale without a title is still possible but is paid for later in paperwork, and the bank will not lend. Also check that the house does not sit on the edge of the State forest estate, where any construction and any sale are regulated.
Winter in Fernana is damp and cold, far more than on the coast. Look at the roof waterproofing, damp marks at the foot of the walls, the planned heating, and the condition of the access track after rain: some isolated houses become hard to reach in January. Visiting in winter, when you can, avoids bad surprises.
The market follows the summer returns and the harvests: it is often at the end of summer that families decide to sell or buy. The rest of the year, sellers are more patient and the price discussion more open.
