Ain Draham is like no other Tunisian town. Perched over 800 metres up in the Kroumirie mountains, surrounded by cork oak and Algerian oak forests, it gets more rain than any other region of the country and regularly sees snow in winter. Red-tiled houses inherited from the colonial period, chimneys smoking from November to March: here you buy a climate as much as a home.
The market is tiny. Very few listings of homes for sale are online for the delegation, posted mostly by private sellers; most sales still happen through contacts, at the café or via a neighbour. On the page of property for sale in Jendouba governorate, you will also see Tabarka, Jendouba or Fernana, which gives a broader idea of prices in the region.
What is for sale in Ain Draham
In town, the Ain Drahem Ville sector holds most of the housing stock: detached houses on one or two levels, often built into the slope, with a half-buried ground floor on the uphill side and an open view downhill. The oldest have kept their pitched roofs and thick stone walls; the newer ones have adopted the flat concrete roof, which causes waterproofing problems in such a rainy region. A house for sale in Ain Draham is judged on its roof first.
Flats are rare: a few floors in small buildings in the centre, bought mostly by transferred civil servants, teachers, health or forestry staff. To follow these listings separately, the page of apartments for sale in Ain Draham exists, even if it is often empty.
Around the town, in sectors such as Khemairia, housing becomes rural and scattered: family houses amid small plots, reached by mountain roads that can be hard going in winter.
Main home or holiday house?
Two kinds of buyers meet in Ain Draham. Local families, looking for a home in town to be closer to schools, the market and services, buy small houses at prices nothing like those on the coast. And people from Tunis, the Sahel or abroad, looking for a cool holiday house to escape the July heat, or a winter retreat for the fireplace and the snow.
This second group pushes prices up for houses with a forest view and a minimum of comfort. Yet a holiday house in Ain Draham has to be planned for winter: wood or gas heating, insulation, access that stays passable in snow. Visitors who buy on a summer impulse are sometimes disappointed in January. Visit at least once in the cold season before deciding.
Wood, damp and sloping ground
The Kroumirie climate calls for its own checks. Damp, first: north walls, basements, ceilings under a roof terrace. Black marks in the corners are not always hidden by a fresh coat of paint. The roof timbers next, for houses with tiled roofs: sound beams, complete tiles, gutters in good order. The ground, finally: on a sloping plot, ask whether a retaining wall was built and whether it moved after heavy rain.
On the paperwork side, part of the land around the town belongs to the State forest estate, and some older buildings lack a proper land title. Insist on the title or deed of ownership, the building permit and a certificate from the municipality. A house without a title sells for less, but cannot be financed and is hard to resell.
If no house fits, building remains an option: the land for sale in Ain Draham is limited, but it lets you design the house for the climate from the start.
