Property for sale in Menzel Djemil

Buying a home in Menzel Djemil almost always means buying a house, or part of one. The delegation, on the eastern shore of Lake Bizerte, has no large apartment developments: property in Menzel Djemil consists of family houses, upper floors built on top of the parents' house and sold separately, and a few flats in small buildings in the centre. This page brings all of those together.

The number of listings online stays low, and they come mostly from private sellers. On Houni, each seller posts their own listing and you contact them directly, with no middleman. For a wider market, all the property for sale in the Bizerte governorate also covers Bizerte itself, Menzel Bourguiba and the coast.

Three sectors, three logics

Menzel Djemil Ouest and Menzel Djemil Est make up the main town. This is where most houses sell, from the old terraced houses around the market to the newer homes in the areas that grew up later. Families buying for the first time here mainly compare plot size and whether they can add a floor later.

Menzel Abderrahmen Est is the sector closest to Zarzouna and the Bizerte bridge. Buyers who work in town are willing to pay a little more there to save time every morning. It is also where the delegation's rare flats are, in buildings of two or three storeys.

The outer edges of the area, among fields and olive groves, offer houses on large plots, often old, at lower prices, but far from services and sometimes poorly connected to the networks.

The upper floor sold on its own: get the paperwork right

A common offer in the area is the self-contained upper floor, sold by an owner who keeps the ground floor. It is often the cheapest home to buy, but also the trickiest legally. Check that the floor can have its own title or be split into co-ownership, that the staircase and roof are clearly shared, and that water and electricity meters are separate.

Without those guarantees, the sale can still go ahead between families who know each other, but no bank will lend and reselling will be hard. A notary in Bizerte or Menzel Bourguiba can tell you in one appointment whether the file holds up.

Budget and timing

Prices stay moderate compared with Bizerte. An upper floor or a small flat often sells for under 150,000 DT, a complete family house often for 150,000 to 300,000 DT depending on condition and land. Unfinished houses, sold with the shell complete, remain the way in for smaller budgets.

The market picks up in summer, when Tunisians living abroad come home and go house hunting. For a local buyer, autumn and winter are better: less competition, and sellers more willing to negotiate. If you are taking out a loan, apply to your bank before you start viewing: a seller in a hurry will always prefer the buyer who can sign quickly, and the bank's valuation gives you an independent opinion on the price along the way. Also keep a margin for registration and notary fees, which come on top of the asking price.

The basic checks

Whatever the type of home, ask for a recent ownership certificate and the building permit, and make sure no heir has been left out of a sale in joint ownership. On site, check the roof waterproofing, damp at the bottom of the walls and the wiring in older houses. Finally, make sure the house is connected to the sewer network, which is not always the case on the outer edges of the area.
