Property for sale in Megrine

2 listings found

Many families who buy in Mégrine rented there first. They know the southern suburbs train, the Sousse road at rush hour, the difference between Mégrine Riadh and Sidi Rezig, and they want to stay a quarter of an hour from Tunis without paying the price of the capital's districts. Other buyers come from abroad, with a plan to return home or for a summer base, and mostly target the villas in the upper part of the municipality.

This page brings together every category: villas, neighbourhood houses, villa floors and flats. Listings come from private sellers and agencies, and you contact the seller directly. Supply in Mégrine is limited by the size of the municipality, which is already fully built up; to compare with Ben Arous, Radès or El Mourouj, see all the property for sale in Ben Arous governorate.

What sells, sector by sector

Mégrine Riadh and Mégrine Supérieure make up the top end of the market: villas on generous plots, planted gardens, garages, a few houses on the hill with a view over the gulf. Part of the stock is old and sold as it stands, with work to plan for; that is often where buyers find room to negotiate.

Mégrine Chaker has most of the municipality's flats, in buildings along the Sousse road and around the station. It is the way in for a first purchase or a buy-to-let investment, since these S+1 and S+2 flats (one or two bedrooms plus a living room) let easily to employees working in Tunis. The small recent developments in Riadh also offer a few new flats, at higher prices.

Sidi Rezig and Menzel Mabrouk mainly sell multi-storey terraced houses, often two or three levels with one floor already let. For a buyer who wants to live on one floor and let the other, it is a common formula in the area.

Noise is the main point of difference within the same district. A house facing the railway line or a street used by lorries from the industrial zone sells for less, and resells more slowly, than its neighbour two streets away.

Villa floor or flat: the title question

A villa floor often sells for less than a flat of the same size, but the deed is trickier. For a floor to be sold on its own, the house must be legally divided, with co-ownership rules and a separate title for each unit. Without that division, the buyer becomes an undivided co-owner of the whole house with the seller, which complicates resale and bank loans. Ask to see the land title and the land registry extract before discussing the price.

The older houses in Riadh raise another question, joint ownership between heirs: everyone's written agreement is needed to sell, and a single heir living abroad can delay the signing by several months.

The buyers' calendar

The market moves mostly between spring and the end of summer. Sellers post before the arrival of Tunisians living abroad, who view in July and August and often decide on the spot. In autumn, properties that have not found a buyer stay online and sellers become more open to discussion. For a local buyer with bank financing ready, it is often the best time.

Before signing, do the round trip to your workplace at the real time, on a weekday. Mégrine is close to Tunis, but the Sousse road clogs quickly at rush hour, and ten minutes on the map can turn into forty.
