Fouchana is, along with Mohammedia and Mornag, one of the places where a Greater Tunis family can still become the owner of a whole home without leaving the region. The delegation was built in a single generation, south-west of El Mourouj and along the Zaghouan road, on former farmland carved up into housing estates: houses to finish, villa floors and, more recently, small developer blocks. The result is a young, cheap market that is still unevenly equipped.
This page brings together everything sold to live in Fouchana, houses and flats alike. The supply listed online is modest and comes mostly from private owners. To compare with the rest of the southern suburbs, from Hammam Lif to Mornag, all the property for sale across the Ben Arous governorate fits on one page.
Three ways to buy in Fouchana
The first, and most widespread, is the house on its own plot: 150 to 300 m² of land, a habitable ground floor, an upper floor finished or not. It is the family property, and the page houses for sale in Fouchana is devoted to it. The second is the flat in a small block, a new S+1 or S+2 in central Fouchana or El Hidhab, detailed on the page apartments for sale in Fouchana. The third, specific to neighbourhoods built in stages, is the villa floor sold separately from the house: an S+2 or S+3 with a terrace above a family that keeps the ground floor.
This third case calls for caution. With no co-ownership rules and no divided title, the buyer of a floor holds an undivided share of the house, not a property of their own, and will struggle to resell or borrow. If the price tempts you, have a notary cost out the expense and the timescale of an official division before you sign.
The areas, from the densest to the most open
Central Fouchana is the oldest and best-equipped area: market, schools, shops, transport to El Mourouj and Ben Arous. It has the delegation's highest prices for a finished house, and most of the flats. El Hidhab, towards El Mourouj, attracts those who work in Tunis and want the light metro within reasonable reach.
Naassen, further south on the Zaghouan road, and El Moghira, near the industrial zones, offer the largest plots and the cheapest houses, often unfinished, in estates where roads and lighting arrive late. That is where people who want to build or finish the house themselves settle, and where prices leave the most room. Beyond, the delegation still has farmland and unsubdivided plots, which fall outside this page.
What a home costs in Fouchana
Orders of magnitude, to be taken as such: a new S+2 in a block often goes for 150,000 to 250,000 DT; a house with a finished ground floor and a shell upper floor, on 200 m², frequently sits between 200,000 and 350,000 DT; a finished two-storey house goes above that threshold, without reaching El Mourouj prices. The price depends as much on the state of the paperwork as on the state of the building: a house with a land title and a permit sells for more, and faster, than an equivalent house without complete papers.
Buyers are young households from Tunis and Ben Arous, families from the interior of the country already living in the area as tenants, and emigrants building or buying for their return. Sales close all year round, with a peak in summer for emigrants and a relative lull during Ramadan.
The checks that are not negotiable
A land title in the seller's name, or a deed allowing one to be created; a building permit matching what has been built, number of storeys included; no mortgage; the position of the heirs if the seller inherited, undivided ownership being common in houses built by the parents. Add the connections to water, electricity and sewerage: in Fouchana, they are not always in place in recent estates, and a connection has to be paid for. A visit to the municipality to check the planning status of the plot is well worth the half-day it costs.
