Property for sale in Kalaat El Andalous

4 listings found

This page gathers everything for sale to live in at Kalaat El Andalous: detached houses, unfinished villas, house floors sold separately, the dars (traditional courtyard houses) of the old village and the few apartments in recent blocks. In this rural delegation in the north of Ariana, the word "home" mostly means a house; the apartment is the exception. This is the page to check when you are still torn between the two, or when the category pages are empty, which often happens here.

The market is small, almost entirely between private individuals, and a good share of sales close without any listing, through family and neighbours. On Houni, listings of property for sale in Kalaat El Andalous are posted by owners, sometimes by an agency in Raoued; the reader deals with them directly. To compare with Raoued, Sidi Thabet or La Soukra, all the property for sale in the Ariana governorate is on one page.

A village slowly turning into a suburb

Kalaat El Andalous was long a farming village perched above the lower Medjerda valley, some thirty kilometres from Tunis. Over the past twenty years, the capital's urban sprawl has reached it through Raoued: estates of detached houses on large plots at the foot of the hill and along the Bizerte road, in the Pont de Bizerte area, a few small blocks of flats, and households from Ariana willing to drive for a house with a courtyard. Ennahli and Kalaat El Andalous Est complete the picture with more residential or more agricultural sectors.

Buyers come in three kinds: local families building or buying near their parents, households from Tunis and Ariana looking for space at a low price, and emigrants preparing a return or wanting a summer house away from the crowds. Prices are among the lowest in the northern suburbs, and that is the delegation's main selling point.

House or apartment: what you find and at what price

The estate house, three or four rooms on 250 to 500 m² with a garage and a courtyard, often with an unfinished upper floor, frequently sells for between 180,000 and 350,000 DT. The unfinished villa sells for less but needs a budget for completion. The old dar in the village is almost always held in undivided ownership and rarely sells. The details are on the page houses for sale in Kalaat El Andalous.

The apartment, an S+2 or S+3 (two or three bedrooms plus a living room) in a two or three storey block without a lift, or a house floor sold separately, is rare and costs far less than its equivalent in Raoued; the page apartments for sale in Kalaat El Andalous is reserved for it, bearing in mind that it is often empty.

The checks specific to the plain

Three issues come up in every sale in the delegation. Title: some houses are built on unregistered land, bought on a simple deed, and the bank will not lend without a land title. Land use: a house built on farmland outside an approved estate is hard to regularise, so ask for the municipality's zoning plan. Undivided ownership: the village dars and many family houses belong to several heirs, some of them abroad, and every one of them has to sign.

On top of that comes water in all its forms: rain drainage on a low plain, the Medjerda floods the older residents remember, pressure on the second floor, whether there is a well. Visit once after rain. And for anyone who would rather start from a bare plot, the land for sale in Kalaat El Andalous shows the price per square metre of serviced land.
