Apartments for sale in Kalaat El Andalous

The apartment for sale is the rarest property in Kalaat El Andalous. In this delegation in the north of Ariana, where land has never been short, anyone with the money to buy builds a house; blocks of flats are few, recent, two or three storeys high, and their floors are mostly kept by the builder's family or let out. So this page can go weeks without a single listing, and it is worth knowing that before you start searching.

When a listing for an apartment for sale in Kalaat El Andalous does appear, it comes from a private seller or a small local developer selling the floors of a new block in the Pont de Bizerte area or near the centre. The reader calls them directly. For a search that gets results, the page of apartments for sale in the Ariana governorate brings together Raoued, La Soukra, Ennasr and the other delegations, with an incomparably larger supply from developers and private sellers.

What actually exists

Two products. The first is the S+2 or S+3 (two or three bedrooms plus a living room) in a small new block, finished or under construction, with a balcony and a parking space: decent finishes, no lift, no caretaker, a price per square metre well below Raoued's, which makes it one of the cheapest ways to own a home half an hour from Tunis. Buyers are young households from the delegation, civil servants posted in the area, and a few investors betting on Raoued spreading north.

The second is the house floor sold separately: an S+2 or S+3 above the family, with its own entrance, sold to a brother, a cousin, sometimes to someone outside the family. These sales raise the question of title: has the floor been legally separated, with co-ownership rules, or is it an undivided share of a house? The bank will only finance the first case.

Prices, financing, checks

With so few sales, there is no established market price; you reason by comparison. A new S+2 often sells well below what the same product costs in Raoued, and an older house floor for even less. For a new apartment, insist on the land title of the building, the building permit, the co-ownership rules and, if the block is still under construction, a proper off-plan sale contract. For a house floor, have a notary check that the unit really is a separate lot.

Look too at what the listing leaves out: rainwater drainage in a plain-level estate, water pressure on the second floor, electrical capacity, and the distance to the village for school and shops if the block stands out on the Bizerte road.

The alternatives in the delegation

For most buyers, the real alternative is a house: a detached house on a 250 to 500 m² plot costs barely more here than an S+3 in Raoued, and the houses for sale in Kalaat El Andalous show what that budget buys. Those who want to build for themselves will look at building plots among the land for sale in Kalaat El Andalous.

And those who do not want to buy straight away will find S+2 flats to rent for a few hundred dinars, which leaves time to get to know the village, its damp winters and its morning commute to Ariana, before committing to it for twenty years.
