Offices and shops for rent in Le Kram

5 listings found

Le Kram is not a business district, but it is a suburb where people live, shop and work. Local shops trade all year thanks to a dense population, the beach fills the cafés and snack bars in summer, and the proximity of Lake Tunis, La Goulette and the airport also draws small service businesses. Commercial premises to rent in Le Kram are therefore mostly neighbourhood shops, ground-floor units and a few offices.

The supply online is modest and changes quickly, posted by owners and a few agencies, whom you contact directly. To compare with La Goulette, Les Berges du Lac or the city centre, see the page of offices and shops to rent in Tunis governorate.

The locations that work

The first criterion is footfall. The shopping streets around the TGM stations, Khereddine and Le Kram, see residents going to and from the train all day long: grocers, bakeries, pharmacies, hairdressers and phone shops find their customers there. The roads linking the suburb to Tunis and La Marsa add car traffic, useful for a garage, an appliance store or a brand that needs visibility.

Khereddine and Kram Ouest, working-class districts, offer more affordable unit rents and a loyal neighbourhood clientele. Kram Est and the seafront run more with the season: a café or beach shop can make most of its turnover between June and September. On the El Bouhaira side, facing the lake, the ground floors of recent developments suit offices, surgeries or service agencies.

As for rents, quoting a single figure would be risky: a small neighbourhood unit in Kram Ouest and a shopfront on a busy road have nothing in common. Just remember that for the same floor area, a unit in Le Kram generally lets for less than at Les Berges du Lac or La Marsa, and that the price climbs fast the closer you get to a station or the beach.

Offices and fair-related activity

The offices to rent in Le Kram are mostly apartments converted into practices or open-plan ground floors in blocks. They attract the professions, freight-forwarding and logistics companies linked to the nearby port of La Goulette, or firms that want to be near the airport without paying Les Berges du Lac rents. The Le Kram exhibition grounds, home to the Tunis International Fair, also generate seasonal activity around the fairs, useful for some events and catering trades.

For mixed use, home plus a small business, also look at apartment rentals in Le Kram: a ground floor with a street entrance can sometimes serve as a practice, subject to the owner's written consent.

Commercial lease: the points to negotiate

Before signing, check that the planned activity is permitted in the unit, that the co-ownership rules do not forbid it and that the municipality will issue the necessary authorisations. A café, restaurant or food shop requires specific conditions, ventilation, toilets, drainage, which are best checked on site.

The commercial lease is negotiable: term, rent review, amount of the deposit and advance, who pays for fit-out works. Be wary of key money demanded without anything in writing and have it specified who pays the taxes on the unit. Finally, for a unit near the sea, inspect the state of the metal shutters and the electrics, which damp wears out quickly.

Also take the time to observe the unit at different times of day and week, a Friday lunchtime as well as a Sunday morning, to judge the real footfall. Ask neighbouring shopkeepers about off-season trade: what they tell you is often worth more than an estimate.
