The economy of the Tozeur governorate rests on three pillars, each shaping its own market for premises: local retail in the towns, winter tourism and dates. A shop that does well in central Tozeur in January can see no passing trade in August, and a well-placed depot in Degach is only really useful between the harvest and shipping. Before looking for premises, you therefore need to know which calendar your business depends on.
This page groups the shops, offices, depots and business premises for rent across the governorate. Listings come mostly from private owners, often families who let the ground floor of their house. The supply is modest and varies from week to week, and is larger in the governorate seat than in the other delegations.
Tozeur: the centre, the tourist road and the neighbourhoods
The governorate seat concentrates customers and public offices. In the centre, around the market and the shopping streets, premises benefit from residents passing by all year and from visitors in the high season; this is where shops selling crafts, packaged dates, phones or clothing command the highest rents. Along the roads leading to the tourist zone, customers are more seasonal, and a location is judged on footfall from October to April.
In the residential neighbourhoods, rents drop and customers become loyal: grocery shops, pharmacies, medical practices, engineering consultancies and service agencies find their place there. The page of premises for rent in the delegation of Tozeur describes these areas in more detail.
Nefta and Degach: two different logics
In Nefta, trade follows the life of the town and part of the tourist flow that comes to see the Corbeille and the palm grove. Premises there are cheaper than in Tozeur, and crafts or restaurants can find an audience, provided they hold out through the long hot season. The commercial premises for rent in Nefta give an idea of the supply.
Degach is first and foremost a date town. Depots, warehouses and packing premises count as much as shops there, and demand peaks between autumn and winter, when the deglet nour harvest comes in. Premises with truck access, enough ceiling height and a suitable electrical connection are then worth more than a fine shop window. El Hamma du Jerid, Tameghza and Hazoua have limited needs, mostly local retail.
The rent calendar matters as much as the amount. A trader who depends on visitors earns most of the turnover in six months but has to pay for twelve: some owners accept a stepped rent, lower in summer, if it is put to them on the first visit. A date merchant, for their part, may look for a depot for just a few months, from the harvest to the last shipments, and should say so clearly to avoid an unsuitable yearly lease.
Offices and service businesses
Demand for offices remains modest and comes from the liberal professions, travel agencies, associations and service companies linked to tourism or agriculture. In Tozeur, it is often housed in a converted house floor or above a shop in the centre. Check that professional use is accepted by the owner and compatible with the building, especially if you receive the public.
For a tourism-related agency, being close to the hotel zone and visible from the road matters more than floor area. For a practice, easy access and parking are what make the difference.
The commercial lease and the condition of the premises
A commercial lease must be written and registered, stating the duration, the rent, how often it is reviewed and the activity allowed. Discuss from the outset what happens to the fittings you pay for, and the renewal terms: in Tunisia, a commercial tenant has a right to renewal that weighs on the value of the business. If you are asked for key money, have it set out in writing.
On site, check the electricity meter and its capacity, essential with air conditioning or a cold room for dates, the water supply, the drainage and the condition of the metal shutter. To compare with other regions, the national page of offices and shops for rent is sorted by governorate.
