In Hammam Sousse, you do not choose a commercial unit the way you would elsewhere. Three clienteles share the delegation: patients and staff of the Sahloul medical hub, residents of old Hammam Sousse and its residential districts, and visitors to Port El Kantaoui and the tourist zone, present mostly in summer. The same rent can pay off handsomely or very little depending on which one you target.
The listings for offices, practices, shops and storage units posted here come from owners and Sahel agencies, and supply remains modest for the size of the delegation: you often need to come back several weeks running. To widen the search to Sousse Médina, Sousse Jawhara or Msaken, all the offices and shops to rent in the Sousse governorate are grouped together.
Sahloul: practices, laboratories and pharmacies
Around the university hospital and the private clinics, demand is for office space that can be fitted out as a medical practice, a dental surgery, a physiotherapy centre or a laboratory. You find it on the ground or first floor of residential developments, sometimes in converted villas. A practice with a waiting room, two rooms and toilets lets for markedly more than a flat of the same size in the same street.
Before signing, check that the development's rules allow a professional activity open to the public, that access is possible for a person with reduced mobility and that there is at least some parking. In Sahloul, a lack of parking drives patients away more surely than a high rent.
Central Hammam Sousse and the through roads
In the old centre, El Medina and El Gharabi, the units are neighbourhood shops: groceries, cafés, phone shops, clothing, services. Rents are more reasonable there, and the clientele is loyal and present all year. On the road linking Sousse to Hammam Sousse and then to Akouda, roadside units suit showrooms, agencies and businesses that live on visibility rather than foot traffic.
Footfall is measured on site, not in the listing. Go and see the unit on a Saturday morning and on a weekday evening, count the passers-by, see whether cars can stop in front. A unit that looks well placed on the map but sits on the wrong side of a roundabout can stay empty for months.
Kantaoui: trade that follows the season
Around the marina and in the tourist zone, shops, restaurants and leisure agencies work flat out from May to October, then slow right down. Some owners offer seasonal leases, others insist on a yearly let. Do your sums over twelve months: a spot that is packed in August must also cover the winter rents. For a service business aimed at the local population, central Hammam Sousse or Sahloul are steadier.
Timing also matters for the search itself. Marina units mostly come free at the end of the season, between October and December, when operators who did not have a good summer hand back the keys. That is the time to visit and negotiate, before new tenants position themselves for the following spring.
Commercial lease and points to negotiate
A commercial unit is let under a written, registered lease that sets out the term, the permitted activity, the rent review and what happens to fit-out works at the end of the contract. Ask whether a key money payment (pas-de-porte) is required, which is still common on the best sites, and have it put in black and white. Also check the available electrical capacity, wastewater drainage for a catering business, and whether you can put up a sign. If you would rather own the premises, the offices and shops for sale in Hammam Sousse are worth a look, and those who want to live near their future unit will find the homes to rent in Hammam Sousse.
