Renting premises in the governorate of Bizerte starts with choosing your customers. The town of Bizerte lives off the footfall of its centre, its port and its Corniche. Menzel Bourguiba and Mateur are market towns serving a whole farming hinterland. Menzel Djemil and Tinja follow the rhythm of factories and workshops. Ras Djebel and Rafraf, finally, change face in summer. Commercial premises for rent in Bizerte are not worth the same depending on whether they must trade all year or make their season in two months.
Listings come from owners letting a ground floor, a converted garage or a depot, and from a few agencies. Supply varies from week to week and is concentrated in the town of Bizerte. On Houni, you reach the owner directly, with no commission taken by the platform.
Bizerte town: the centre, the port and the estates
The centre of Bizerte Nord remains the most sought-after address for a shop: clothing, mobile phones, opticians, pharmacies, fast food. Units there are often narrow and deep, on the ground floor of an old building, with a storeroom at the back. Around the old port and on the Corniche, cafés and restaurants follow the season, with rents that factor in the month of August. In the housing estates, neighbourhood custom is steady and rents more modest. For a district-by-district view, see the premises for rent in Bizerte Nord.
An office for rent in Bizerte is rarely in a purpose-built office block, as such buildings are scarce in the town. Lawyers, accountants, architects and medical practices set up in flats in the centre, on the lower floors. Check that the building rules allow a professional activity, that the owner accepts a nameplate, and that the lease clearly states office use.
Menzel Bourguiba and Mateur: trade in the market towns
Menzel Bourguiba has a dense shopping centre, inherited from its grid street plan, with shops on the ground floor of buildings with balconies. Its customers, residents, workers and military personnel, stay loyal all year round, and rents are generally lower than in central Bizerte.
Mateur works differently. On market days, the town fills with farmers and livestock breeders from across the plain, and shops selling farm supplies, agricultural equipment, animal feed or spare parts find their customers there. A unit on the way to the market is worth much more than one two streets away, even with the same floor area.
Depots and workshops: Menzel Djemil and Tinja
Demand for depots, warehouses and workshops follows the industrial zones. Around Menzel Djemil and Menzel Abderrahmen, subcontractors, hauliers and craftsmen look for premises with lorry access, enough electrical power and a bit of yard. Tinja, between Menzel Bourguiba and Mateur, offers larger spaces for lower rents, at the cost of a longer journey; the premises and depots for rent in Tinja give an overview.
Before signing, check the zoning of the land: a warehouse built on an agricultural plot does not always allow you to register a business, and some municipal inspections can come after you have moved in. Also have the state of the roof, the floor and the drains recorded, because major repairs often fall to the tenant if the lease says nothing.
Commercial lease, key money and the season
A written, registered commercial lease, with a clear term, the rent review rule and the split of works, protects whoever invests in fitting out. On the best sites in central Bizerte, key money may be asked for: put it in writing, along with what it covers. On the coast, in Ras Djebel or Rafraf, some owners offer seasonal leases, and a business that wants to stay open in winter must do its sums on the quiet months, not on August.
If you would rather buy the walls than pay rent, the offices and shops for sale in the governorate are on a separate page, and the national page of offices and shops for rent lets you compare with other regions of the country.
