Gremda is the address people in Sfax quote when they talk about a fine house. Route de Gremda, which leaves the centre heading west, lines up over some ten kilometres the large family houses built by the city's merchants and doctors: two storeys, pale facades, a garden planted with citrus and jasmine, a double garage. Renting a house on route de Gremda usually means one of those properties that a family who moved to Tunis or abroad never wanted to sell.

The big houses of route de Gremda

Most date from the 1980s and 1990s, with reception rooms running one into the next, built to host fifty guests at a wedding, a summer kitchen and a roof terrace. Rents follow suit: rarely under 1,200 DT, and well beyond that for a renovated villa with a pool. Watch out for upkeep: a 400 sq m garden takes time or a gardener, and that is worth settling with the owner at the viewing.

El Ain, Khazanet and El Afrane, the same spirit for less

Move away from the main road, towards El Ain or Khazanet, and the houses shrink along with the prices. You find single storey S+3 homes with a yard and garage, terraced houses from the 2000s, and a fair number of villa floors let by the year by owners living downstairs. A decent family house often rents for 600 to 900 DT, an order of magnitude still below Sfax Ville for twice the space.

El Afrane Nord and Bouzaiane push the same logic further: more land, fewer neighbours, but total dependence on the car and secondary roads that can be in poor shape after the rains. For a family with children at school in the centre, journey time counts as much as the rent.

Renting a house in Sfax Sud: what to look at

Water, drainage and the contract each deserve a precise question. In the more distant areas, pressure drops in summer and many houses live off their tank: ask about its capacity. Some recent estates are not yet connected to the ONAS sewer network and run on a septic tank, which has to be emptied and paid for. And in large Sfax families the house often belongs to several heirs: whoever signs the lease needs a mandate from the others.
