Houses for rent in Menzel Bouzelfa

2 listings found

Menzel Bouzelfa is a citrus town. Between Soliman, Beni Khalled and Grombalia, inland on Cap Bon, its districts spread over former orange orchards, and the detached house is still the normal form of housing. So you rent a whole house, or more often a house floor, with the owner living on the ground floor or having built it for a child who left to work elsewhere.

The market for a house to rent in Menzel Bouzelfa is small: only a few listings are online at any time, nearly all from private owners, and many lets are still arranged by word of mouth. On Houni, the advertiser gives the floor area, the number of rooms and the rent asked, and you call them directly. If local supply is empty on the day you search, all the houses to rent in the Nabeul governorate let you widen to Soliman, Grombalia or Nabeul.

What you find to rent in the delegation

The most common type is the town house on a mid-sized plot: a ground floor with a courtyard, two or three bedrooms, a kitchen opening onto a patio or veranda, and often an outside staircase leading to a self-contained upper floor. When the owner lives downstairs, it is the upper floor that is let, with or without its own meter. When the family lives abroad or in another town, the whole house is offered, sometimes furnished with whatever was left in place.

On the outskirts, towards Damous El Hajja and the areas still planted, there are larger houses set in the middle of a plot, with a garden, a few fruit trees and sometimes a well. These houses draw families who want space and do not mind the drive. Recent villas with a garage exist too, mainly on the new extensions of Menzel Bouzelfa Nord, but they are rarely let: their owners keep them for themselves or for the summer.

Who rents, and when

Demand comes first from civil servants transferred to the delegation, teachers, health workers, administrative staff, who look for a house to rent by the year for their family. Next come young local couples not yet ready to build, and employees of Cap Bon farming and food businesses. For many, the main condition is access to shared taxis towards Soliman, Nabeul and Tunis.

The calendar follows the school year. Listings multiply in July and August for September moves, and civil servant transfers announced in summer create a peak in searches. In winter, during the citrus harvest, a few modest houses are let for the season to picking crews or middlemen; these are short lets, to be negotiated as such. In summer, by contrast, some houses are kept for the return of emigrant owners and are not let.

Choosing your area

The centre of Menzel Bouzelfa keeps the advantage of shops, the market, schools and shared taxi stands within walking distance. Houses there are older, closer together, sometimes without a garage, but you do not need a car. Menzel Bouzelfa Nord and Menzel Bouzelfa Ouest hold a good share of the buildings of the last twenty years: wider streets, houses with an upper floor, better marked plots. Damous El Hajja, more rural, offers lower rents for more space, at the cost of longer journeys and roads that are sometimes less well kept.

For a family torn between a house and a floor, the page of homes to rent in Menzel Bouzelfa brings all categories together and shows more listings at once.

Before signing the lease

A house in a citrus area should be viewed with water in mind. Ask whether the house is connected to the SONEDE mains or depends on a well or a cistern, and check the pressure upstairs. Look at the ground floor walls too: rising damp is common in houses built on former irrigated land.

On the contract side, insist on a written lease stating the term, the deposit, the rent review date and how water and electricity bills are split, especially if the upper floor shares a meter with the ground floor. Do the inventory with photos on the day the keys are handed over. Finally, if you plan to buy in the delegation later, the houses for sale in Menzel Bouzelfa give an idea of what changes hands.
