Hergla has two apartment markets, and they barely overlap. In summer, from June to early September, the seafront residences are let by the week or the month to families from Tunis and the Sahel and to Tunisians from abroad on holiday. The rest of the year the same buildings empty out, and anyone looking for an apartment for rent in Hergla to actually live in finds owners ready to sign a yearly lease at a much more reasonable rent.

On Houni, listings are posted by private owners and a few Sousse agencies, and you call the landlord directly. Supply in the delegation is modest next to Sousse or Kantaoui, and it shifts quickly with the season. To widen the search, all the apartments to rent in the Sousse governorate sit on a single page.

New residences and house floors

Most of the recent stock is south of the village, towards the beach, in two to four storey residences built over the last fifteen years or so: S+1 and S+2 flats with a terrace, sometimes a shared pool and a caretaker. These are the most sought after flats in summer, and their owners often live elsewhere, in Tunis or abroad.

In the old village and the areas around it, supply looks different: one floor of a house with its own entrance, let by a family living on the ground floor. These homes are less equipped, with no lift or reserved parking, but they let year round without trouble and the neighbours keep an eye out. This is often where the cheapest apartment rental in Hergla turns up.

In between, a few small family buildings of two or three levels have gone up along the roads leading out of the village: one flat per floor, built by an owner who lets the upper floors. They often give the best balance between new build comfort and a yearly rent.

S+1 for rent in Hergla: who takes them?

An S+1 for rent in Hergla is the most common search, and the tenants explain why. Civil servants and teachers posted to the delegation, staff from the hotels and building sites on the coast north of Sousse, couples working in Sousse or Enfidha who prefer a quiet village, and a few European retirees spending the winter in the sun. A furnished S+1 on a yearly lease usually goes for well below Sousse city rents, and an S+2 stays affordable for a small family.

Enfidha airport and the A1 motorway exit are an easy drive away, but public transport is thin: without a car, check the louage times to Sousse before you sign.

Yearly lease or summer let

A yearly rental in Hergla is best searched for between late September and May. An owner who lets by the week in summer will sometimes accept a lease from September to June, but will then ask you to leave in July: get that spelled out in writing. For a true year round let, go for a landlord who says so clearly in the listing.

Summer works the other way round: the best sea view flats are gone by spring, booked year after year by the same families. If you want a whole house with a garden rather than one floor, look at the houses to rent in Hergla.

What to check before signing

The contract first: a written lease, registered at the tax office, stating the term, the rent, the deposit (often one or two months) and who pays water, electricity and the residence charges. Then the condition of the flat: by the sea, damp and salt eat into window frames and appliances, so look at the wall corners and at the state of the air conditioners.

For a furnished flat, draw up a signed inventory when you move in. And if the residence has a pool, ask whether it runs out of season and whether its upkeep is included in the charges. Those thinking of buying to let instead will find the apartments for sale in Hergla.
