Let us say it straight away: an apartment in the strict sense, in a building with a managing agent and a shared stairwell, is rare in Menzel Bouzelfa. The town grew as family houses, and most of what gets let as an "apartment" is a house floor, an S+1 fitted out above a garage or a studio off a courtyard. On the day you look at this page, there may be no listing online at all.
The listings that do appear come from private owners, and you deal with them directly. If the delegation has nothing when you search, the full set of apartments to rent in the Nabeul governorate covers Soliman, Grombalia, Nabeul and Hammamet, where residences are more common. And Menzel Bouzelfa house floors often show up on the page of homes to rent in Menzel Bouzelfa, which carries more listings.
Where the few apartments are
The small two or three storey buildings cluster in the centre and along the shopping streets: a shop on the ground floor, one or two apartments per floor above. They are S+1 and S+2 flats with no lift and a balcony over the street, built by shopkeepers who invested above their business. Their advantage is location: you do everything on foot, market, public offices, shared taxis.
In Menzel Bouzelfa Nord and Menzel Bouzelfa Ouest, recent houses with an upper floor supply the other half. The floor there is designed from the start as a self-contained home, with its own kitchen, bathroom and separate entrance. It is often the most comfortable S+2 you will find in the delegation, at a rent that stays below an equivalent apartment in Nabeul. In Damous El Hajja, more rural, apartments barely exist.
Who rents, when, furnished or empty
Studios and S+1 flats mainly suit single people: teachers posted to the delegation, nurses, young employees who found a job in the area and do not want to commute from Tunis every day. The S+2 targets young couples working between Soliman, Grombalia and Menzel Bouzelfa who want a gentler rent than on the coast.
The search happens in summer, for a move at the start of the school year. Owners letting a floor prefer a stable tenant for the whole year and are wary of lets of a few months. If you only need somewhere for the citrus season in winter, say so plainly on the first call: some accept, others do not.
Furnished studios exist, but the furniture is often the bare minimum: bed, wardrobe, fridge, gas bottle. For a work stay of a few months that is enough; for settling down, an empty S+1 lets you negotiate a lower rent. Ask for the exact list of equipment before you travel, and check there is a water heater: in floors added later, it is not a given. A furnished apartment in Menzel Bouzelfa rents for a little more than an empty one, but the gap is modest, because demand for furnished lets is weak outside civil servant postings and seasonal contracts.
Points to check
In a house floor, make sure water and electricity have their own meters, or failing that that the split of the bills is written into the lease. Check the waterproofing of the roof terrace above you: a badly insulated top floor is cold and damp in winter, scorching in summer. Finally, look at parking: in the centre, a car is hard to park on market days.
Insist on a written tenancy agreement stating the term, the rent, the deposit and the review date. That holds between neighbours too, and it is the document you will be asked for to register an address or for any administrative file.
