Looking for a flat in Jammel starts with accepting that apartment blocks are still rare here. The town was built as detached houses, and what people call an apartment is usually a self-contained upper floor above a family house, with its own outside staircase and front door. Small blocks of two or three storeys do exist, mainly around the centre, but they hold few homes.
Very few apartments for rent in Jammel are listed on this page. Supply is therefore limited and almost entirely posted by private owners. For more choice, the page of apartments for rent in the Monastir governorate covers Monastir town, Moknine, Ksar Hellal and the rest of the Sahel. On Houni, the advertiser posts their number and you call them directly.
S+1, S+2: what you actually find
The S+2 is the most common layout: two bedrooms, a living room, a kitchen and a shower room, sometimes a small terrace. It is the classic floor built for one of the family's children and let out until they marry or come back from Europe. An S+2 for rent in Jammel often goes for 350 to 550 DT a month, a little more if the floor is recent, neatly tiled and fitted with air conditioning.
The S+1 is rarer, and a studio almost impossible to find. They suit single people working in textiles, young teachers and health workers in their first post. A small flat to rent in Jemmal goes as soon as it is put up, often without ever reaching a listing. The S+3 exists in bigger houses and suits families, at a rent that stays moderate compared with the coastal towns.
Furnished flats are the exception. Most floors are let unfurnished, the kitchen sometimes fitted with a sink and cupboards, without appliances.
Town centre or residential areas
In central Jemmal, between Jemmal Est and Jemmal Ouest, the plus is walking: shops, cafés, government offices and louages to Monastir and Sousse are a few minutes away. The buildings are older, the streets busier, and parking gets awkward in the evening.
In the newer districts, an upper floor of a house is quieter, lighter and often comes with a garage shared with the owner. The trade-off: you live above a family, and the house rules matter as much as the lease. Anyone wanting a whole house or a courtyard of their own will find more variety among all the homes to rent in Jammel, houses included.
The right time to look
Demand rises at the end of summer. Teachers and transferred civil servants arrive in September, just as emigrant families head back and sometimes free up the floor they were using. It is a short window: between late August and mid September, well placed flats are taken within days.
In June and July, on the other hand, many owners keep their floors empty for family coming home from France or Italy. Looking for a yearly rental then gets you little. Spring and early autumn remain the two best times for tenants.
Before you sign
Ask for a written contract with the term, rent, deposit and review date. Check that the floor has its own water and electricity meters, and if not, set out each party's share in writing. Go up on the roof to check the waterproofing, and turn the taps on in the late afternoon: in summer the pressure sometimes drops on the upper floors, and a water tank or booster pump makes all the difference. Finally, ask whether the owner plans to take the flat back for an upcoming wedding: in Jammel, that is the number one reason a lease ends.
