Apartments for rent in Mornaguia

1 listing found

Mornaguia is not a town of apartment blocks. On the Béja road, west of Tunis, the delegation grew as detached houses, first around the old centre and then in newer estates such as El Bassatine and Cité 20 Mars. So when you look for an apartment to rent in Mornaguia, you will more often find a floor of a house, a ground floor fitted out by the owner or an S+1 built above the family home than a residence with a lift.

There is not much online: very few apartments for rent are listed for the delegation, mostly by private owners. Every apartment for rent in Mornaguia that goes up on Houni is posted directly by its owner or by an agency, and you call the advertiser with no middleman. To widen the search to Manouba town, Den Den, Douar Hicher or Oued Ellil, browse apartments for rent across Manouba governorate, where the choice is much wider.

What actually gets rented in Mornaguia

The most common property is the self-contained floor: an S+2 with its own entrance up an outside staircase, above an owner who lives on the ground floor. These homes are often recent, built by families who added a level for a married son and let it out in the meantime. Rooms are usually bigger than in the capital's residences, with a terrace or roof access, but rarely a closed garage: the car stays in the street.

S+1 units exist too, sometimes on the ground floor off a courtyard, and suit a couple or a single worker. Proper apartment buildings are rare and cluster near the centre and the main roads. When a listing mentions a "résidence", check whether it is a small two or three storey block put up by a private owner, which is usually the case.

El Bassatine, Cité 20 Mars and the centre

Central Mornaguia, around the shops, the market and the government offices, draws people who want to do everything on foot and catch transport to Tunis without a long walk. Homes there are older, sometimes smaller, but rents stay modest.

El Bassatine and Cité 20 Mars are more recently developed areas, made up of one or two storey houses on regular plots. This is where most of the new floors for rent are found, with decent finishes and quiet streets. On the other hand, roads and street lighting are not finished everywhere, and you will need a car or the louages (shared taxis) for daily trips. An s+2 for rent in Mornaguia in these areas often goes for well below a similar place in Tunis or Ariana, which is why some tenants come from the capital.

Who rents, and when to look

Many tenants are families working in Tunis, Sidi Hassine or the business zones to the west, who accept the commute in exchange for lower rent and more space. Add to them civil servants posted to the area and staff of companies along the Béja road. Student demand is weak, since the delegation is far from the big campuses.

The market is not very seasonal, but late August to October sees most of the moves tied to the start of the school year. Owners letting a floor prefer a yearly lease and a steady tenant, often recommended by the neighbours. If you need something bigger or a whole house, the page of homes for rent in Mornaguia groups apartments and houses, including listings for a house to rent in Mornaguia.

Before you sign

Ask for a written, registered rental contract stating the deposit, usually one or two months' rent, and who pays the water and electricity bills: on a floor of a house, the meters are sometimes shared with the owner, which leads to disputes. Check the water pressure upstairs in summer and the terrace waterproofing before winter.

Think too about the real rush hour journey into Tunis, which varies a lot depending on the route you take into the city. For business premises rather than a home, offices and shops for rent in Mornaguia have their own page.
