Apartments for rent in Faouar

2 listings found

Let us say it straight away: in El Faouar, the apartment in a block barely exists. The delegation, set on the edge of the Grand Erg Oriental west of Douz, is made of small towns of low houses, palm groves and sand. What is let as an apartment here is a self-contained floor built above the family house, one or two rooms with a shower room fitted out in an outbuilding, or a studio above a shop on the main street.

Supply is therefore rare, limited from week to week, and comes from private owners. On Houni, you contact the owner directly, often a family that built a floor for a child and lets it in the meantime. If nothing is available in Faouar, the page of apartments to rent in the Kebili governorate shows what is let in Douz and Kebili, where supply is fuller.

Demand driven by civil servants

Who looks for an apartment in Faouar? Mostly civil servants posted to the delegation who are not from here: primary and secondary teachers at the schools and the middle school, nurses and doctors at the health centre, staff of the local administration, the national guard or the agricultural services. They often arrive alone, sometimes for a single school year, and want a simple, clean home with its own meter and a separate entrance.

For them, the question is not standing but proximity: being within walking distance of the school or the health centre, not depending every morning on irregular transport to Douz. A studio to rent in Faouar in the centre of town is often worth more than a bigger home in an outlying hamlet, like those strung out towards Sabria.

Many civil servants in fact choose another option: living in Douz, where there are more studios and floors to rent, and commuting every day. That works if you have a car, but the cost of fuel and the strain of the round trips in high summer soon add up. Before deciding, set the rent saved in Faouar against what the road costs over a whole school year.

What a rented floor in the desert is worth

Comfort is judged by the heat. In Faouar, summers are among the harshest in the country, and a floor directly under the roof slab heats up all day. Ask whether the home has an air conditioner or wiring able to run one, whether the windows shut tight against the sand, and whether the roof water tank is shaded from the sun. In winter, by contrast, nights are cold and a blanket is not always enough.

Rents stay low, well below those in Douz or Kebili, but the price gap matters less than the quality of the fittings. A home only slightly cheaper but with no air conditioning will cost you more in fatigue than it saves.

Lease, deposit and living with the owner

In most cases, the owner and his family live just below. That has its advantages, such as day to day help and security, but also its rules: visitors, use of the roof terrace, a space for the car. Put all of it in writing in a tenancy agreement that also sets out the term, often aligned with the school year, the rent, the deposit, usually one month, and how the STEG and SONEDE bills are split when the house has only one meter.

For a civil servant, a ten or twelve month lease, which can be ended on transfer with reasonable notice, is the most common arrangement and the safest for both parties.

Widening the search in Faouar

If you are coming with a family, look for a whole house instead: it is the type of property let most often in the delegation. The houses to rent in Faouar show those offers, and the homes to rent in Faouar bring houses and floors together on one page, so you miss nothing when supply is thin.
