A flat is not the natural home in Ras Djebel, where people build a house first and then add a floor for a married child or to let it. That very floor makes up most of the supply: an S+2 or S+3 (two or three bedrooms plus a living room) above the owner, with its own entrance, plus a few small recent buildings in the centre and holiday flats around Rafraf beach.
Only a few listings are online, mostly posted by private owners. On Houni, each one gives its floor area, floor level and price, and you contact the advertiser directly. To compare with Bizerte, Menzel Bourguiba or Menzel Jemil, all the apartments to rent in the Bizerte governorate are grouped on one page.
Central Ras Djebel and Ras El Djebel Nord: yearly rentals
Yearly apartment rentals in Ras Djebel are concentrated in the town and in Ras El Djebel Nord. Tenants are teachers and civil servants transferred to the delegation, managers and technicians from the clothing factories, young couples not yet ready to live with their parents. The S+2 is the most common format, the S+1 rarer, and studios almost non-existent apart from a few converted ground floors.
Rents stay noticeably lower than in Bizerte city, and an S+2 to rent in Ras Jebel in good condition often goes before it is even advertised, passed from tenant to tenant. When a listing appears, call quickly and ask whether water and electricity have meters separate from the owner's: it is a recurring issue with villa floors.
Rafraf and the summer season
In Rafraf, the logic changes. An apartment rental in Rafraf is aimed at summer first: flats in residences or house floors a few minutes from the beach, let furnished by the week or the month to families from Tunis and Bizerte. Listings bloom in spring, prices rise in July and peak in August, then fall back in September.
A few Rafraf owners accept a yearly tenant from October to May, at a reduced rent, on condition that they get the home back for the summer. This kind of deal suits a civil servant posted for a school year, but it must be written in black and white, with the move-out date, to avoid misunderstandings in June. If you would rather have a garden or a yard for the children, look instead at the houses to rent in Ras Djebel.
Furnished or unfurnished, and points to check
A furnished apartment in Ras Djebel is most often equipped for the summer: bedding, a basic kitchen, sometimes air conditioning. To live in it all year, check the heating, as winters on the north coast are damp and windy, and the insulation of the sea-facing windows. An unfurnished flat often comes at a better rent but means providing a kitchen and a water heater.
In every case, insist on a registered lease, stating the deposit, the split of charges and the term. Draw up a dated inventory, photograph the walls and ceilings, and test the water pressure on upper floors, often weak in summer. For a holiday flat, pay the deposit against a signed receipt and keep a written record of the agreed dates.
Widening the search
As supply stays limited, it helps to search houses and villa floors at the same time, which the page of homes to rent in Ras Djebel brings together. Those working in Bizerte can also target the governorate capital and commute, while those who want to stay near the sea widen out to Ghar El Melh or El Alia, a few kilometres away. Keep the end of summer in mind too: it is between mid-September and late October that seasonal flats switch back to long-term letting, and that the best villa floors in the centre free up with the back-to-school transfers.
