In Mohammedia, a flat to rent rarely looks like one in a residence in the northern suburbs. Here the tenant usually climbs an outside staircase to the first floor of a family house, or moves into a studio built above a garage. The delegation, south of the Tunis conurbation on the Zaghouan road, grew house by house, and an owner who builds an upper floor lets it to pay off the work. That logic accounts for most flat rentals in Mohammedia.
There is little online: very few listings show up on this page. Properties posted on Houni come almost all from private owners, whom you call directly, with no middleman. To widen the search to El Mourouj, Fouchana or Ben Arous city, browse all the flats for rent in Ben Arous governorate, where the choice is much wider.
Studio for rent in Mohammedia: the most common request
The search that comes up most, in Arabic too, is for a studio to rent in Mohammedia. It comes from young workers employed in the industrial zones of Ben Arous and Mghira, couples starting out, and staff posted to the area. The typical studio has one main room with a kitchenette and a shower room, sometimes a small roof terrace. It is often let unfurnished, occasionally with basic furniture from an owner who wants to avoid long empty spells.
S+1 and S+2 flats exist too, usually on the upper floor of a new house in Cité Ennassim or in the housing estates spreading out behind the centre. Rents stay noticeably lower than in El Mourouj or Ben Arous city: an S+1 rarely costs more than a studio in the neighbourhoods close to Tunis, and a decent S+2 often goes for a figure families in the capital can no longer find. Prices move fast, so always compare several listings before deciding.
Cité Ennassim, Sidi Frej, the centre: where to look
Cité Ennassim has the biggest share of listings in the delegation. It is a recent neighbourhood, built in waves, where not every street is paved but where two-storey houses almost always have an upper floor meant for letting. The centre of Mohammedia, along the Zaghouan road, has the advantage of shops, the market and shared taxis (louages) to Tunis: it is the best choice if you do not have a car.
Sidi Frej is quieter, with houses spaced further apart and plots still farmed nearby. Flats there are rare and often bigger, for similar prices. Outside these sectors the landscape is still semi-rural, and from the road you can still see the ruins of the beylical palace that gave the town its name, surrounded by new builds.
Commute, lease and deposit: what to check
The first thing to weigh up in Mohammedia is the commute. The Zaghouan road clogs up at rush hour towards Tunis, and public transport relies mostly on louages and buses. Do the journey once at the time you will be travelling to work before you sign. As for timing, upper floors mostly free up at the end of summer, when families move before the school year: September is the month with the most choice.
For a house upper floor, you sign the lease with the owner, who often lives on the ground floor: ask for a written, registered contract, agree on the deposit, usually one or two months' rent, and on how the meters are split. Many upper floors still share the water or electricity meter with the flat below, which causes friction in summer. Also check the roof waterproofing after the first autumn rains, and the hot water supply.
If no flat fits, the page of homes for rent in Mohammedia also includes whole houses, which make up a large share of the delegation's rentals.
